Villa Pontedera
Villa Pontedera was a farmhouse renovated in 2015 and is located on the hills of Pisa. Just a stone's throw from the small and historic village of Vicopisano. Thanks to its location, guests can relax in the garden or under the pergola and enjoy the typical Tuscan landscape. The interior of the house has been renovated with taste and in harmony by the owners who wanted to respect the local tradition and use ceilings with wooden beams and rafters.

Overlooking the pool there is a veranda where you can dine, while enjoying the sunset over the hills and valley. Villa Pontedera is the ideal place for a perfect holiday in Tuscany, in one of the most beautiful regions, near the sea and the most beautiful and important cities such as Pisa, Lucca, Florence, Volterra and San Gimignano.

Ground floor
The entrance leads to a living room with fireplace, a double bedroom with French bed and an adjoining bathroom with shower, a dining room, a kitchen with access to the garden and another bathroom with shower.

First floor
The upper floor is reached by two staircases, one in stone and one in wood. The sleeping area on the upper floor consists of 3 double bedrooms, 2 of which have ensuite bathrooms, one with bath and shower and one with shower, and another bathroom with shower.
3 Bedrooms are air-conditioned.

Outside
The house is surrounded by a terraced garden of 1 hectare with views over the surrounding hills. The fenced private pool is in a beautiful location and offers views of the hills of Pisa, Livorno and the valley of Bientina. Garden furniture, Patio furniture, Barbecue, Shower, WiFi Internet, Swimming pool, Alfresco dining, Enclosed plot, Sunbed, Dining table.

Swimming pool
The fenced pool is located in the garden in front of the house and to reach it you have to go down 6 steps. The pool has a rectangular shape and measures 6 x 12 m with a fixed depth of 1.40 m, linen with blue PVC and with chlorine purification. The pool area is equipped with sun loungers and parasols. There is also a shower with hot water. The veranda next to the house is equipped with tables, chairs and armchairs, so guests can enjoy the tranquility of this magical place. The swimming pool is open from 1 May to 1 October.

Explanation of the prices & cancellation policy

The price includes:

Not included in the rental price: (to be paid at the time of booking)
- Final cleaning (mandatory): € 200,00
- Late check-in (after 20:00): € 50 (optional)
- Late check-in (after 22:00): € 100 (optional)

The price does not include (mandatory extras) to be paid on the spot:
- Refundable security deposit in cash or by credit card: €800 per stay
- Tourist tax (mandatory): 1€ per person per day

Policy
Rental prices include linen, initial cleaning, gas for cooking and hot water. Electricity and heating are charged extra upon consumption or for a fixed fee. Waste disposal is the responsibility of the customer and must be done in accordance with local regulations. Failure to do so may result in a fine of €100 to €150 at check-out. Upon departure, an inspection of the property will be carried out to ensure that no items are missing and that no abnormal wear and tear has been caused to the property by the tenant (e.g. broken windows, damaged furniture, burnt linen, etc.). Depending on the assessment, the deposit will be refunded. For safety reasons, the use of the wood-burning oven/barbecues must be arranged on arrival and restrictions may apply in accordance with local environmental regulations. Tourist tax is not included in the rental price. Depending on availability, a baby cot and a high chair are usually provided free of charge. Late check-in is possible. After 8:00 p.m., a fee of €50 is required and after 10:00 p.m., a fee of €100 is required. Any late arrivals must be arranged in advance.
