Villa with private pool south Tuscany

The property is located on top of a hill with panoramic views of the nearby vineyard just 4 km from the charming village of  Lucignano, between Siena and Arezzo (both towns are about 30 km away). The villa has a large and well-maintained garden with private swimming pool (12x7 meters), the entire property is for the private use of the tenant (not shared with another person). The house can accommodate up to 9 people + babies. Both floors are air conditioned, there are splits in 3 of the 4 bedrooms and in both living rooms (the one on the first floor is strong enough to cool down the 4th bedroom as well). On the ground floor there is a large dining/living room with table for 8/10 people and a sofa with 5 seats. It has a large and well-equipped kitchen (large fridge, dishwasher, oven, coffee maker, microwave). There are 2 bedrooms (both with double bed, it is possible to add a single bed) and 2 bathrooms (both with shower). Directly outside the entrance door there is a terrace with pergola, barbecue, table and chairs for outdoor dining. On the first floor (accessed by an external staircase) there is a second living/dining room with a table for 4 and a sofa with 2 chairs. From the living/dining room you have access to the porch with table/benches for outdoor dining and garden chairs. From here you can enjoy a beautiful view of the garden and the vineyard. On the first floor there are 2 bedrooms with a double bed (one with a private toilet), there is also 1 bathroom with shower. Baby cot and high chair are available on request. The property has a free Wi-Fi connection (covers both the villa and the pool area). It is an ideal starting point to visit Tuscany and Umbria. The property is just a 15-minute drive from the Rome-Florence motorway and just a 10-minute drive from Siena-Perugia. There is a train station available in Sinalunga, the train will take you to Rome and Florence in about 2 hours. Shops are available in the town of Lucignano (4 km) and Sinalunga (5 km). There are a couple of large supermarkets near Sinalunga, 11 km from the property. The COOP in the shopping center "I Gelsi" is sometimes also open on Sundays. Recommended restaurants in the old town: Il Goccino, La Tavernetta, Lo Schicchero, La Rocca, Le Botti (pizzeria) and Il Gallo near Lucignano. There is a large outlet and shopping center 15 km away from the motorway exit (Outlet Village Valdichiana). There is a 9-hole golf course (par 34) 12 km away near Bettolle. Lucignano, 414 above sea level, is a small town that represents one of the most extraordinary examples of medieval urban planning, as its system of elliptical rings has remained intact over the centuries.
