The house is ideal for a family travelling together. Upon entering, you are greeted by a bright living room that flows seamlessly into the dining room, creating a cozy and inviting space. The fully equipped kitchen, complete with a central island, is perfect for preparing delicious meals that you can enjoy in good company. A handy half-bathroom and a laundry room round off the living space. The sleeping quarters feature a spacious and cozy master bedroom, a beautiful twin bedroom, ideal for entertaining friends or family, and a master bedroom with an ensuite bathroom, ensuring privacy and comfort for all guests. Outside, the villa offers a green oasis of relaxation, just a stone's throw from Camaiore. Explanation of the prices & cancellation policy

- Late check-in (after 20:00): €50 (optional)
- Late check-in (after 22:00): €100 (optional)

The price does not include (mandatory extras) to be paid on site
- Refundable deposit in cash or by credit card: €600 per stay
- Electricity: € 0.70 per kWh
- Tourist tax (mandatory): €1.50 per person per day
- Heating (on request): € 3.00 per cubic meter
- Pets (on request): 50,00€ per pet per week

Policy
Rental prices include linen, initial cleaning, gas for cooking and hot water. Electricity and heating are charged extra when consumed or at a fixed price. Waste disposal is the responsibility of the customer and must be done in accordance with local regulations.

Failure to do so may result in a fine of €100 to €150 at check-out. Upon departure, an inspection of the property will be carried out to ensure that no items are missing and that there has been no abnormal wear and tear on the property caused by the tenant (e.g. broken windows, damaged furniture, burnt linen, etc.).

Depending on the assessment, the deposit will be refunded. For safety reasons, the use of the wood-burning oven/barbecues must be arranged upon arrival and restrictions may apply in accordance with local environmental regulations. Tourist tax is not included in the rental price. Subject to availability, a baby cot and a high chair are usually provided free of charge. Late check-in is possible. After 20:00 a fee of € 50 is required and after 22:00 a fee of € 100. Any late arrivals must be arranged in advance.
