The property is located 2 km from the village of Castel Giuliano, 8 km from the town of Bracciano, 10 km from Lake Bracciano and 25 km from the sea. There are two detached houses next to each other on the property, one is occupied by the owner while the other is rented out as a holiday home. The property has a large garden with a 10x5 swimming pool (1 to 2 meters deep) for the private use of the tenant. The owners, a couple around 60 years old, do not use the swimming pool for the tenant's privacy. The holiday home is suitable for a maximum of 6 people (2 bedrooms with a double bed, 1 with two single beds). 2 baby beds and one high chair are available on request. On the ground floor you will find: a living/dining room, large end well equipped kitchen, 2 bedrooms and 3 bathrooms, room to work. There is a large covered terrace overlooking the pool, equipped with table and chairs for outdoor dining. For cooking, a barbecue and a stone oven are also available. On the 1st floor there is a large bedroom with a double bed (room for an extra bed) with private bathroom and open terrace. Wi-fi internet connection available. The house is equipped with all the usual household appliances (washing machine, dishwasher, refrigerator, TV, oven...). The location is ideal for visiting Rome and the Lazio region, a day at the lake (the lakes of Bracciano and Vico are 10 and 36 km away respectively) or at the beach (25 km away). In the village of Bracciano there are all necessary shops and restaurants. Large shopping center/supermarket 6 km away. The nearest restaurant/pizzeria is 4 km away, if you do not want to cook yourself, you can also hire the owner as a cook for dinner. Upon arrival you will be welcomed with an appetizer. It is possible to buy olive oil, fruit and vegetables directly from the owner.

Explanation of the prices & cancellation policy

The swimming pool is open from mid-May to mid-October.

The booking price includes:
Bed and bath linen / pool towels weekly change
Consumption of water, electricity, gas (except in case of heating consumption)
Wi-fi internet connection
Final cleaning
Tourist tax

Other costs to be paid on the spot (charged according to consumption):

Deposit is paid in advance with the rental price and refunded within 1 week after departure via transfer to your bank account. Any damage or missing household items will be deducted from the deposit.

Longer periods (more than 4 weeks) in consultation.

Cancellation conditions:
If the tenant cancels the agreement in the period up to 7 weeks before the start date of the rental period, he will still owe 30% of the rental price; in case of cancellation after 7 weeks 100%. You can also take out cancellation insurance through MICAZU during the booking.
