Luxury villa with private pool, located in a quiet, residential area one km from Lake Maggiore and the city of Intra Verbania.

On the ground floor there is a spacious living room with comfortable seating furniture, TV, DVD, elegant dining table, piano (not tuned) and fireplace.

- On the first floor, a bedroom with a double bed, a bedroom with 2 single beds (can be joined) and a bathroom with shower.
- Two additional single beds can be added upon request (one in each double bedroom).
The large French windows in the living room provide access to the charming garden and the swimming pool (12x7m) with garden and sun loungers. The gazebo with stone dining table and barbecue is ideal for outdoor dining and enjoying the warm summer evenings during your holiday. The garden is completely fenced and animals are allowed on request.

Within walking distance (100m) you will find a restaurant , playground and football field. The villa is located close to Intra Verbania (2 km), a lively town with many shops, bars and restaurants. From here you can walk along the beautiful promenade and take the boat to explore Lake Maggiore: the famous Borromeo Islands, nice villages, beaches and many water sports. In the nearby mountain valley there are numerous leisure activities and sports available (hiking, mountain biking and golf).

Explanation of prices

After receiving the rental agreement, the tenant must pay the deposit within five days of the booking date. The down payment is 35% of the total rental amount and any additional costs and any costs for the chosen payment method.
The remaining invoice amount must be received by the Lessor eight weeks before the start of the rental period.
When booking within eight weeks before the start of the rental period, the Renter must pay the invoice amount due in one lump sum and immediately.
If payment is not made on time, the Renter is in default. The landlord will inform the tenant of this omission in writing. The tenant then still has the option to pay the amount due within a reasonable period. If payment is again missed after the expiry of that period, the Lessor has the right to consider the booking as canceled by the Renter from the start of the default.
The renter is only entitled to cancel upon payment of cancellation costs. Cancellations must be made in writing. The cancellation costs are:
a. for cancellations that take place up to eight weeks before the start date of the rental period: the down payment amount, being 35% of the total rental amount.
b. for cancellations that take place from eight weeks before the start date of the rental period until the day of arrival or later: the total invoice amount, being 100% of the total rental amount. Early departure from the booked accommodation counts as cancellation during your stay.

Additional information

Lake Maggiore is a lake in the border area of Italy and Switzerland. It is also called Lago Verbano in Italian, from Lacus Verbanus, the ancient Roman name. The Swiss part is located in the canton of Ticino. The west bank of the Italian part is located in the Piedmont region, the eastern bank in Lombardy. The lake is 212 km², 60 km long and 10 km wide. The northern part lies in the Alps, the southern part in the hill country that forms the transition between the Alps and the Po Valley. The surface of the lake is 193 m above sea level. The lake is a maximum of 372 m deep, 179 m below sea level. Both in Italy and Switzerland the lake is located in the Italian-speaking area. Famous places along the lake are Locarno, Ascona, Verbania, Luino and Stresa. The river Ticino flows into the north in the north and leaves it again in the south to eventually reach the Po. Other rivers that flow into Lago Maggiore are Maggia, Toce and Tresa. The lake has a drainage problem. All water from the Ticino valley, the Ossola valley and the area around Lake Orta is approached via Lake Maggiore and the locks at Sesto Calende de Po Valley. In the spring melt water from the mountains often causes flooding in the villages on Lake Maggiore. There are also islands in the lake. The most famous are the Borromean Islands: Isola Bella, Isola Madre and Isola dei Pescatori. These islands lie in the big bay or out of the lake to the west at Verbania. Near Cannero are the ruins of medieval castles, the Castelli di Cannero, on three islands. The lake is, like the other large Italian Alpine lakes, carved out by glacier in one of the ice ages. On the south side a moraine is left behind, which forms a kind of natural dam. There are also professional fishermen from the lake. About 150 tonnes of fish are caught each year. The lake contains a trout species that is not found anywhere else in the world. The lake has long been a major tourist attraction. The European nobility settled down in the luxury hotels in the 19th century or built their own villas, often with a botanical garden such as Alpino, Baveno or Pallanza. For example, along the shores of the entire lake an exotic planting was created, with mainly different types of palms. The main types of palms found are Trachycarpus fortunei, introduced from China in the 19th century, and the European dwarf palm (Chamaerops humilis) imported from the Mediterranean region. Other species are Phoenix canariensis, Butia capitata, Jubaea chilensis, Sabal palmetto and Sabal minor. Since 1826 there is also passenger shipping on the lake. The Navigazione Laghi has a fleet of about 25 ships.
