Luxury villa with beautiful views

Close to Narbonne and the Mediterranean Sea is this spacious detached villa with its own swimming pool and lots of privacy. In this wine region (Minervois) the sun always shines and the temperatures are more pleasant than in Spain.
The villa is a beautiful holiday home for 2-8 people on the edge of a picturesque medieval village between the vineyards. From the single-storey house and several spacious terraces you have beautiful panoramic views (East, South and West) of the valley with vineyards, wooded hills and the village of Montouliers. You walk around the villa in a beautiful garden (2600 m2) with lawn, pines, olive trees, cypresses, oleanders and Mediterranean herbs. The house is modern, stylish and fully furnished with 4 bedrooms and 2 bathrooms. Everything is there: from Wi-Fi to hi-fi system, from dishwasher to espresso machine, and from barbecue to hammock. House layout
Stylish and light interior. French doors to several spacious terraces (15+30+20 m2) around the villa. There is always a terrace that is in the sun or shade. And you can laze around in a lovely hammock.
->  Entrance with wardrobe. Attractively furnished spacious lounge and dining room (54 m2) with atrium, wood stove, television, DVD player and hi-fi stereo set (Airplay, Spotify and USB input). Wireless internet (wifi). Television channels and Netflix can be received via wifi and via your PC (HDMI cable is available).
-> Modern new kitchen with induction hob, convection oven, extractor hood, fridge + freezer, dishwasher, Nespresso, Senseo and tea + coffee maker and all kitchen utensils for 8 people. Utility room with microwave, toaster, washing machine, vacuum cleaner, iron + board, high chair, etc.
->  Four spacious cozy bedrooms, three of which have patio doors to the garden. There are 2 double beds 160x200 and 4 single beds 90x200, all with single duvets and good mattresses. Extra cot (60x120) and seat for baby/toddler. Bed linen can be rented separately.
->  Large bathroom with bath, shower, 2 sinks and toilet. Second bathroom with shower, sink and toilet. Towels can be rented separately.
->  Large basement (60 m2) with garage for car.
The villa is fully equipped for 2-8 people (1 or 2 families) and comfortable in winter due to heating in all rooms. The living room has a wood burning stove.

Pool and garden
Large swimming pool (5x11 m) with Roman steps with a depth of 1.00 to 2.00 m, alarm system and underwater lighting. Around the pool is a large terrace with sunbeds (65 m2). From the house with several (partly covered) terraces you have a direct view of the swimming pool.
The surrounding large garden is extremely varied with various pines, cypresses, fruit trees, olive trees, oleanders, rosemary, agaves and roses. You have a lot of privacy and beautiful panoramic views from the house or garden, to Narbonne (24 km further). In the garden there are butterflies, salamanders and in the evening you can hear the barn owl and nightingale from the valley. From the site you can walk straight into the fields and forests with various hiking opportunities. The GR 78 and Compostela route run 80 m past the house.
In the garden there is a stone barbecue and Jeu-de-boule can be played on the grass. The tennis court in the village can be used free of charge.
 
Immediate surroundings
Montouliers is the perfect base for:
-  several beaches along the Mediterranean Sea (30 km) and the Canal du Midi (5 km);
-  the historic cities of Narbonne, Béziers (24 km), Montpellier or Perpignan (80 km);
-  the most complete fortified city: Carcasonne (50 km);
-  the Cathar town of Minerve or the abbey of Fontfroide or Fontcaude (20 km);
-  hiking and flamingo watching at Peyriac-de-mer (30 km);
-  canoeing, cycling/mountain biking, horseback riding or golf;
-  a visit to various caves or chateaus (La Clape, Les Carrasses, etc.);
-  African nature park near Sigean, where African big game roams freely (45 km);
-  Haut Languedoc National Park or Narbonnaise & Mediterranean (40 km);
-  Barcelona, Girona and Figueres (Spain) are within driving distance (150 km).

Electric driving
France now has sufficient charging stations along the motorways, shopping centres and in the immediate vicinity. The nearest charging station is in Argeliers, 4 km away. In addition, there are others. Narbonne, for example, has 10+ charging stations at 20 km of driving with fast chargers from 22.1 to 150 kW.
