5 bedrooms + 4 bathrooms + air conditioning + large overflow pool. Against Additional cost is an indoor apartment for rent of 57 m2. This apartment which is in open connection with the villa is equipped with a living room + kitchen + bathroom/laundry room incl. Toilet  + 2 person bedroom + terrace with sea view.

Our fully detached villa with 180 degree sea views of the bay of Saint Tropez and the village of Saint Tropez. Our secure villa is located in a very quiet and well-secured area in Les Issambres right next to Sainte Maxime and was completed in August 2023 after a more complete renovation. The villa has a large (5 x 10 meters) heated overflow private swimming pool overlooking the bay of Saint Tropez. It is a saltwater pool (you don't taste salt), which is more pleasant, healthier and better for the skin.

The pool and terraces are perfectly exposed to the sun (South West).

The villa has a private driveway that can be closed by an electric gate with > 8 parking spaces on private property. From the house you have a beautiful view over the pool on the Mediterranean Sea.

The uniqueness of this villa is that it is on one level.

The entrance, living room, kitchen, several bedrooms/bathroom, swimming pool, terraces and outdoor kitchen are located on the ground floor. Because all these spaces are on the same level without barriers, this villa is child friendly and wheelchair friendly.

They are also all on the south-west (sun all day !) and have sea views. The villa has 5 + 1 (optional) bedrooms with lots of light.  The air conditioning has a silent mode where the air conditioning is not audible at night. Furthermore, our villa has 4 + 1 (optional) bathrooms all equipped with toilet and an extra separate toilet.


Location of our villa:

The villa on 2.000 m2 offers complete privacy and is located in a very quiet residential area +/- 1.7 km from the beach of Les Issambres next to Sainte Maxime and opposite St. Tropez. At the bottom of the boulevard is the cozy harbor with restaurants + 2 supermarkets (Casino & SPAR) + shops + 2x bakery of Les Issambres. From this port there is a direct boat connection to Saint Tropez (8 minutes).

Due to its central location, all famous places of the Cote d'Azur including Fréjus, Grimaud, Saint Rafael, Gogolin and St. Tropez are easily accessible. There are also vast and unspoilt nature reserves for endless walks and many rivers for canoe trips.


Description:

The villa was completely renovated in 2023 including a new swimming pool. Interior and exterior have been renewed, modernized and equipped with every luxury.

You not only have sea views but also views over hills and wooded areas. Sunset is truly fairytale-like. The beautiful tiled and in the evening illuminated infinity (infinity) heated swimming pool has sun all day (South-West). Both the 6 meter high modern living room and the kitchen have a beautiful view of the swimming pool, the bay of Saint Tropez and the hills behind through large double doors.


The villa has excellent light on all sides. Large windows or patio doors in all rooms ensure this.

The living room has a centrally placed fireplace and a wall that consists almost entirely of patio doors and offers access to and views of the terrace with swimming pool.

Next to the living room you will find the stylish open kitchen with island, which is modernly furnished. The beautiful kitchen is fully equipped with a grill/convection oven, microwave, dishwasher, American fridge, new Nespresso coffee maker with milk frother, 80cm induction hob (Siemens), kettle, dishwasher etc. The villa has a fixed outdoor bbq.

The house is fully furnished.

Large smart LED TV and SONOS in combination with B&O speaker system in living/dining room are available. A WiFi computer connection is also freely available. In the separate laundry room there is a washing machine, a dryer (condenser dryer), an ironing board and a vacuum cleaner.


Our villa is equipped with 7x whisper quiet air conditioning and has the following layout:


3 bedrooms (15m2/10m2/14m2) on the ground floor

1 bedroom (14m2) on the 1st floor

1 bedroom (18m2) in the basement

Optional: 

1 bedroom part of the indoor apartment (57 m2) with living room + kitchen + bathroom + terrace with sea view.

Only the children's room (ground floor) has a bunk bed (190x70 cm) and does not have air conditioning because this room faces north.
The villa has 4 +1 bathrooms all including toilet and 1 extra separate toilet (6 in total).
The villa itself is equipped for 10 people. The indoor apartment offers 2 extra sleeping and seating places. All beds have good mattresses + slatted bases and guarantee a good night's sleep.

We, Ed & Caroline, live in Eemnes and have owned several villas in Les Issambres since 2000, which we have completely renovated from the foundation up. There are 3 of our villas on Micazu. All villas have their own character and are decorated by my wife Caroline.
Because we have been buying, selling and renovating villas in the area for 24 years and know the area well, all our villas are in unique locations, perfectly exposed to the sun and offer complete privacy.

Explanation of the prices & cancellation policy

If the renter wishes to cancel the booking for any reason, the renter must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example).
The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:
    • Cancellation more than 6 weeks before the start of the rental period:
      35% of the rent
    • cancellation less than 6 weeks and more than 1 week before the start of the rental period: 90% of the rental price
    • If the tenant announces 1 week before the start of the rental period or only on the start date or during the rental period that he will not make any use of the rented property (anymore), the tenant will not be able to use the rented property (anymore),
      he owes the full rent (100%).
