No hustle and bustle, no hustle and bustle – just you, your partner and that breathtaking panorama over the hills of Grimaud. This is the South of France as it is meant to be: quiet, luxurious and completely at your pace.

June is the secret of the connoisseurs. The lavender is in bloom, the temperatures are pleasant, the beaches are quiet and the roads are clear. No traffic jams on the way to Saint-Tropez, no queues, no crowding. Only the Provençal atmosphere in its most beautiful form.

Your holiday in the Gulf of Saint-Tropez:

Our house is located in Cogolin with a view of the beautiful Grimaud, the authentic little brother of Saint-Tropez. Perfect for those who want to combine the glamour of the Côte d'Azur with the tranquility of Provence.

Beaches (5-15 min drive):

  • Plage Cogolin and Port Grimaud beaches: 2 km – family-friendly with restaurants
  • Plage Pampelonne (Ramatuelle): 15 km – iconic beach clubs
  • Plage de l'Escalet 12 km – quieter, ideal for snorkeling

  • Grimaud village: 3 km – medieval mountain village with craft shops, weekly market (Thursday)

Good to know:

Location & noise:

The house is located on a quiet and green domain directly on the D89. This makes all facilities effortlessly accessible. The living areas and the south terrace are completely screened off – here you only hear birds and the rustling of the palm tree. The north balcony (with the most beautiful view!) is higher and there you can hear the road in the background during the day, mixed with nature sounds. The road is not visible through the forest. In the evening and at night it is quiet everywhere.

Accessibility:

Due to its location against the hill, the house has several levels with stairs (see photos). The house is therefore not very suitable for people with mobility limitations.

Swimming pools and tennis courts:

The love for the Côte d'Azur made us find our dream place in 2022: Maison Cocorico, hidden in the greenery of Font Mourier, with an unobstructed view over the bay of Saint-Tropez. Explanation of the prices & cancellation policy

Prices include:
Gas, water, electricity, wifi, parking for two cars at the house.

Prices excluding:
Tourist tax for adults >18 years: € 1.18 per person/per night 
Final cleaning: € 175 will be deducted from the deposit 
Bed linen and towels € 20 per person
Deposit € 500 will be refunded after cleaning minus final cleaning costs.

Interim cleaning is possible in consultation. 

We advise you to take out cancellation insurance yourself.
Cancellation by tenant: up to 8 weeks before arrival, the deposit will be charged. Between 8 and 4 weeks before arrival, 50% of the total rent will be charged. Within 4 weeks before arrival, the full rent will be charged.
Cancellation by landlord: if the rent has to be cancelled due to force majeure, the full rent will be refunded to the tenant.

Our house rules:
Arrival after 16:00 - departure before 10:00
House is cleaned after departure. The beds do not have to be collected, but we do ask you to leave the house 'swept clean' and to take your waste with you (can be done downstairs at the entrance of the domain in the waste bins).
Pets are not allowed.

Additional information

Nice transport by bus boat, departing from Port Cogolin or from Port Grimaud to Sainte Maxime or Saint Tropez. Check the Bateaux Vert website for the current departure times.
One of the most iconic villages on the southern French coast. Around the harbor, especially in the summer, it is very busy. You feast your eyes on the boats, cars and people. In the quieter streets you will find the charming side of Saint Tropez, the churches, the coves, the small streets.
Charming French village nice to stroll through the streets. Make the climb to the castle and enjoy the beautiful view or walk a beautiful route over the Pont des Fées.
Port-Grimaud is the port of Grimaud. The masts of the sailboats are visible from the terrace. It was built in the 80's and they have imitated the authentic French architectural style. Because it is car-free and there are canals and bridges, it is sometimes seen as a small Venice. Almost all houses have berths for boats. On Sundays there is a modest market on the square You can rent a whisper boat to sail between the houses yourself. In Port Grimaud, the Bateaux Verts also leave for Saint Tropez when you want to leave the car at home.
