Petit Pezet


Le Petit Pezet is peacefully situated on the edge of a small valley, overlooking secluded parkland gardens. Space, space, space is what you get here; four hectares of gently sloping lawns bordered by mature woodland trees, six hectares of private woodland and a large (15mx6m) private swimming pool at the bottom of the garden (open from May to October). It is truly a beautiful spot.

The stone main house is an old farmhouse with a converted barn that has been lovingly restored by the 'Medecin de Village' and his wife who lived there for many years. It is a modern decorated typical 'Maison Charentaise' that is full of historic character with high ceilings with exposed oak beams, huge fireplaces and old stonework.

The stone-built main house comfortably sleeps six adults on two floors in three spacious en-suite double bedrooms and four children in two attic rooms. The more modern annex can sleep four adults in two double rooms, each with its own bathroom. The entire property can accommodate up to 14 guests plus babies. The prices you see are for 10 people in the large house. An extra surcharge per night and extra cleaning will be charged for the 4 extra guests in the guesthouse.

Interior
SITTING ROOM
The sitting room has high ceilings with huge exposed oak beams, a huge fireplace, home cinema wall and a small bar with bean bags and patio doors to the front garden. A solid oak staircase leads to the intermediate balcony that provides access to the gallery room and the children's bedrooms.

THE KITCHEN
Large open kitchen/dining room with terracotta floor and garden views.
Fully equipped with American fridge/freezer, microwave, hob & oven and dishwasher. French doors open to the garden and the side door to the veranda.

DINING ROOM
Comfortable seating for 10 people next to a wood-burning stove.

THE BEDROOMS
The 'Gallery Room' (1st floor) - Super King, open shower cubicle and double sink with enclosed toilet. Exposed beams with private balcony overlooking the upper terrace.

The 'Garden Room' (Ground Floor) - Super King/twin room with en-suite shower room and toilet. French doors to the upper terrace.

The Orchard Room (Ground Floor) -Super King/twin room, en-suite bathroom with bath/shower, double sink, toilet and bidet. Equipped with a wood stove in an old stone fireplace.

The children's rooms (first floor) - two attic rooms, both with two single beds.

OUTBUILDING / ANNEXE
The 'Rose Room' - Super King/Twin room with en-suite shower room and toilet and wood-burning stove. French doors to the courtyard.

The 'May Room' - Double room with en-suite bathroom with shower and toilet. French doors to the courtyard.

Laundry room - Washing machine and separate dryer, drinks fridge, sink, ironing board and iron, tumble dryers.

GARDENS
Petit Pezet has significant parkland - four hectares of gently sloping gardens bordered by mature woodland trees including ancient parasol pines, giant fur trees, ancient red oaks, birches, maples and weeping willows.
The garden immediately surrounding the house is carefully maintained with old climbing roses, mature wisteria, collections of rhododendrons, enormous hydrandea and a beautiful magnolia.

Sun loungers on the lower terrace give an unobstructed view over the small valley to the swimming pool and huge bean bags provide shade under the pine trees.

THE PORCH
A large area for outdoor dining and lounging with gas plancha. A flexible setup that can easily accommodate a house full of guests.

THE SWIMMING POOL
15m x 6m fenced swimming pool with pool house. Surrounding it are a number of sun loungers. The swimming pool is open from May to October. The pool is not heated.

THE FOREST
Six hectares of woodland to explore just across the road. Mowed grassland paths, small clearings and a bamboo forest make for great adventures for children and peaceful walks.

The house is located in a perfect area for hikers, cyclists and mountain bikers. You can also fish and swim in some lakes nearby.

Explanation of prices

Cancellation policy
If the tenant wishes to cancel the booking for any reason, the tenant must always confirm this to the landlord by e-mail (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:
  • cancellation more than 2 months (60 days) before the start of the rental period: free of charge
  • cancellation between the 59th and the 30th day before the start of the rental period: 50% of the rental price
  • cancellation less than 30 days before the start of the rental period: 100% of the rental price
  • The conditions are the same for the €500 deposit paid.
  • Amounts will be refunded within 14 days
If the tenant only announces on the start date or during the rental period that he or she will no longer use the rented property, he will still owe the full rental price.

Petit Pezet is located just outside the hilltop village of Brossac, surrounded by the rolling fields of sunflowers, pine forests and vineyards that characterize the 'department' of the rural Charente. The Charente is generally recognized as one of the sunniest climates in Western Europe thanks to the warm Gulf Stream. You can walk for hours in the area on hiking trails, but the small roads are also super quiet.

Part of the Cognac arrondissement, Brossac is the main village (Chef-Lieu) of a collection of smaller picturesque villages. It has a locally renowned butcher (in addition to excellent meat, he also offers delicious home-made dishes that only need to be heated up!), a bakery, a pharmacy, a post office, a bank and a SPAR supermarket. There is now also a doctor's practice and 2 charging points for electric cars. Brossac is a 3 minute drive, 7/8 minute bike ride or 15 minute walk from the house. Every Saturday morning there is a market on the square from 9 a.m. to 1 p.m. where you can buy local products and even oysters.

Things to do

Brossac is an hour's drive from the cosmopolitan city of Bordeaux and 1.5 hours from the beaches of the Atlantic coast. The thriving market town of Chalais is within easy reach (10 minutes drive) with a weekly food and craft market and the idyllic village of Aubeterre-Sur-Dronne (recognized as 'one of the most beautiful villages in France') is on the border of the Dordogne (20 minutes drive).
Many of the local 'domains' offer Pineau and wine tours and tastings. Pineau is a fortified wine and is the prized regional aperitif. The nearby famous town of Cognac (50 minutes drive) also offers tours of the famous Cognac houses.
There is an abundance of local walking and cycling trails. Kayaking on the Charente River is forever popular and both horse riding and tennis are easily arranged.

The nearby (2 km) Etang Vallier Lakeside Resort offers a secluded beach setting with a clubhouse, bar/restaurant and mini golf. The lake is also ideal for paddle boarding.
