Luxurious and fully furnished holiday home with a spacious garden, lots of privacy, AIR CONDITIONING in all bedrooms, a heated private swimming pool in the garden, luxurious new bathrooms (2025) and a completely new swimming pool (2026). Located in a quiet holiday park between Vallon Pont d'Arc and Ruoms on the Ardèche river. The holiday park has many facilities including a central reception, general swimming pool with comfortable sunbeds, a terrace, tennis and sports courts, jeu de boules courts and a table tennis table.
The changeover day for the high season is - also for 2026 - on Sunday so that the black Saturdays in France can be avoided as much as possible and you can quickly reach your destination.
This cozy and complete holiday home has a large heated private swimming pool (8.50x4.20 and descending to 1.70 mtr. deep) which has been completely renovated in 2026, now with salt water installation (photos will follow when it is finished; these are the photos of the old situation). There is also free WiFi, a private jeu de boules court, a private charging station for electric cars, an extensive comfortable interior, air conditioning in all bedrooms and an attractive enclosed garden. The bedrooms have luxurious box spring beds and air conditioning. Bed linen, bath linen and kitchen linen are included in the price, as are beds made on arrival. There are 2 bathrooms (1 on each floor), 4 bedrooms (2 with a double box spring and 2 with 1 box springs), a spacious kitchen, spacious living room and a lovely garden. A nice holiday home for the whole family.
Furthermore, the house has a comfortable sitting area, large smart TV, spacious dining area and a cozy, open kitchen with complete furnishings (all appliances have been renewed in 2024/2025/2026) for cooking. There is a washing machine, extra fridge, iron and ironing board, cot, high chair etc. available in the villa (everything is included in the price). There is a charging station in the carport. Charging in France is very doable. Almost all gas stations along the Route du Soleil have fast chargers.
The house has an extra large covered terrace (approximately 30 m2) with fantastic views of the mountains (rightfully a Beauregard). The garden is fenced, there is a large Weber BBQ, adjustable luxury sunbeds, two umbrellas, a lounge set, 2 Adirondeck chairs (Canadians) and there is an outdoor shower. In short, a lovely garden to enjoy the sun and/or the shade!
The use of the air conditioning and heating of the swimming pool in the early and late season is included in the price (just like the high season). The swimming pool is open from April to the end of October.
Pets are allowed (in consultation).

In high season there are extra facilities and activities organized by the management. Those who want to participate can indicate this to the manager.
The French bakery is around the corner from the park, there are a number of large supermarkets nearby (including Vallon and Ruoms), of course several restaurants in the area, a delicious ice cream parlor on the road to Vallon and daily cozy markets in the towns nearby.
