LOCATION
The holiday home is located in a hilly area above the historic village of Partigliano with 150 inhabitants. The village is located +/- 350m. altitude, just 20 minutes from Lucca and 45” from the Versilia coast. For decades, the 'colline lucchesi' have been a refuge for city residents who leave Lucca at the weekends and seek out their weekend homes with the cooling breezes in the hilly surroundings of the city.
Popular destinations such as Pisa/Pisa airport (50”), Livorno, Viareggio (45”) and Florence (1h30) are easily accessible from Partigliano. Nearby facilities such as an ATM, pharmacy, butcher, hairdresser, beauty salon, various supermarkets and delicatessens, dry cleaning and a florist, etc. are located in Valdottavo (5”).
Casa Buotori has a spacious kitchen, a sitting room with a fireplace, 3 bedrooms, 2 bathrooms and a private driveway with gated parking for 3 cars. The property offers several terraces, shaded areas and an above-ground swimming pool. The ground floor offers direct access to the swimming pool and the enclosed garden with olive and fruit trees. The layout of the house can be adjusted and an extra bedroom can be provided.
ASSETS
The main advantages of the house are the peace and space around the house. Casa Buotori is located in a green zone and construction is no longer allowed in the wider area around the house. However, Casa Buotori may be enlarged. For example, a second building may be built along the existing building and the house may increase in volume by a maximum of 130%. A further important asset is that both the house and the garden are ideally positioned on the south. The first part of the garden is almost flat. There is enough space to move the swimming pool and create a sunbathing lawn, sports field or vegetable garden. The rear part of the garden gradually follows the slope of the mountain. There are fruit trees and additional olive trees can be planted.
The house is accessible via a paved road to the driveway. It has no direct neighbors or nearby buildings. Yet Casa Buotori is not remote and the neighbors are a few hundred meters away, although you have to make an effort to see or hear them. DESCRIPTION
The house has been restored to make it pleasantly habitable with glass partitions and double glazing. The house is currently divided into two independent living units, but can be transformed into a single house in an instant. Each unit has a large terrace to enjoy the beautiful views of the garden and the valley. The apartment on the ground floor has an open kitchen/dining room with a sitting room behind it. The sitting room has a fireplace and air conditioning. There is a pellet oven in the adjacent dining room. The bathroom and a boiler room with a hot water accumulator are easily accessible from the living room. The first floor apartment is completely autonomous with its own entrance and parking space. There is an internal staircase that offers the possibility to combine both units again. The apartment on the first floor has a fitted kitchen with patio doors to a large sun terrace. There is plenty of storage space in the laundry room and under the stairs. The entire building has air conditioning/heating that can be adjusted individually and per room.
The house has an excellent rental history with many satisfied summer guests (see Micazu advertisement). Our guests especially appreciate the accessibility to the tourist attractions: day trips to Lucca, Pisa, Viareggio, Florence, San Gimignano, Sorano, Pitigliano, among others, are easy to do from Casa Buotori. The house is also an excellent base for nature and sports enthusiasts and offers ample opportunities to work on (art) creative projects.
