Estate in the heart of Provence

€ 4,130,000

Beautiful private domain of almost 2 hectares in the heart of Provence, in the municipality of GRANS.

You will be immediately impressed by the charm of this typical Provencal village, which safeguards its traditions with its own olive oil and flour mill. It is ideally located between ARLES and AIX en Provence, on the edge of the Parc National des ALPILLES, just 25 km from MARSEILLE airport.

A long driveway lined with trees and lavender bushes, one of three entrances to the property, leads to a magnificent Provencal property offering over 750m² of living space on almost 2 hectares of green parkland with numerous species of trees and shrubs.

This majestic country house has spacious volumes, stone floors and authenticity.

It consists of a large vestibule with on one side a double living room with billiards room and large office space, and on the other side a large living room with beautiful stone fireplace and an open kitchen with dining area and outbuildings.

A beautiful staircase leads to the second floor, where you will find a large master suite with bathroom, dressing room and private terrace, plus three further bedrooms, each with its own shower room.

On the second floor there is a cozy attic bedroom.

In the west wing there are three independent, fully equipped studios.

Just in front of the country house is a detached, completely independent house with a private terrace and a separate driveway.

The other buildings are arranged around a south/west facing cobbled courtyard which serves the various buildings and has a lovely fountain.

On the south side, the country house opens onto a large covered and sheltered patio, with an impressive walk-through summer kitchen, with the terrace on the west side and the beautiful 12x6m swimming pool on the east side, with a stream flowing past it.

There you will also find a sauna area with a private terrace for relaxing.

Adjacent to the Patio is a charming cottage, the former Pigeonnier (dovecote), with its terrace and bioclimatic pergola.

For lovers of pétanque, an indispensable Provencal pastime, there is a specially constructed court.

If you like fresh, you will love the large chicken coop and the vegetable garden and greenhouses, for the pleasure of collecting fresh eggs and growing your own vegetables.

This Provencal house with its lush garden unmistakably invites relaxation and serenity and represents the essence of the French art of living.

Nothing additional may be built, but with its 750m² of living space spread over several houses and apartments, this domain is suitable for rental.

At the end of the 60s, my father had the great idea to sail a boat along canals and rivers from the Netherlands to the Mediterranean.

So he lost his heart to Provence and the Etang de Berre.

There was a piece of land with a house for sale along this inland sea and my father decided to buy this land.

He left Holland behind and subsequently created a beautiful domain, la Côte Plage, directly on the banks of the Etang de Berre, where many holidaymakers have been enjoying their holidays for over 50 years.

Provence, with almost 3000 hours of sunshine per year (yes, really, thanks to the Mistral!) naturally goes hand in hand with charm and the good life.

In turn, I fell in love with this warm environment and when I was 19 years old, I decided to follow his example. Since then I have also lived in the land of the “cigales” and I have never regretted it.

I have also been working as a real estate agent in this region for a few years now.

Would you also like to exchange rain for sun and enjoy the good French life? Looking for an estate in Provence? Please let me know!
