Beautifully renovated luxury detached holiday home with panoramic view, sauna and hot tub.
Our beautifully situated holiday home, La Vieille Forge, in the South of France is located exactly on the border of the departments of Aveyron and the Tarn. The detached house is in a beautiful spot with a great panoramic view over the valley of the Viaur. The property is surrounded by a dense hedge and a fence and can be closed with a metal entrance gate at the end of a 60 meter long driveway giving you a lot of privacy.
The house is located in the municipality of La Salvetat Peyralès on the outskirts of the village of Léruech and is a converted former forge and is fully equipped, such as fiber optics, a fully equipped kitchen and a pleasant luxury bathroom with walk-in shower, double sink, toilet and bath.
There are two buildings:
- the main building has a spacious living room and a kitchen on the ground floor and on the first floor the master bedroom with air conditioning, a loft and the bathroom with a separate room for the Miele washing machine and boiler.
- the other building (the Papillon) has a bedroom with a double bed and a private entrance on the first floor. There is also a bathroom with shower cabin, a sink and a toilet and its own boiler.
On the ground floor a large storage room (where the above-ground swimming pool is stored) which can be converted into an extra bedroom in no time. There is a single folding bed.
In front of the house is a large beautiful garden separated by a hedge, of 918m², on which a terrace was laid out in 2023 with fine gravel and where you can sit or lie under the trees or under the parasol and enjoy the beautiful view. There is also a cozy seat under the 'tonnelle'. To the left of the house is a long beautiful stone wall with an entrance gate.
By means of landscaped gravel paths, the house is connected to a small stone barn (La Salamandre) in which an additional toilet has been placed and a sink. There is also the Miele dryer and an Airfryer. Garden chairs can also be stored there.
One of the gravel paths leads to a wooden (work) shed for tools and storage of bicycles and machines.
The garden tools can be stored excellently in the two canopies with doors, in which the main tap for the -otherwise excellent- water is also present.
Electricity has been installed in all buildings.
The total area of the site covers 3239m2, of which 918m2 is garden, 233m2 of living space and a large meadow of 2088m2 on which everything can still be realized, such as a vegetable garden, an orchard or a swimming pool. For wastewater treatment, the house is equipped with a recently approved 'fosse septique' by SPANC, the run-off field of which is situated in the meadow. At the moment there is a 4-person sauna in the meadow with a wood stove and equipped with lighting. From the sauna you have a formidable view over the hills.
There is also a small swimming pool, 3m2, which can be heated to 40 degrees in a few hours on wood. Nothing is better than looking at the stars in a warm swimming pool in spring or autumn. The (oak!)Wood for this stove is abundantly available in the canopies at the edge of the garden. In the summer, it is also possible to place the above-ground swimming pool of approximately 4.00 x 2.00 meters on the designated deck.
We have enjoyed our holiday home for years but now we would like to sell it given our age. We have rented out the house regularly. The house is an old forge that has been completely renovated and meets the requirements of today. We have added and improved a lot ourselves.
