Villa Alpenrose is a luxurious, detached and very spacious 12-person villa (180m2) with a beautiful view of the Italian mountains.
The villa is located directly on the ski slope and the swimming paradise and within walking distance of the supermarkets, shops and a number of cozy restaurants.

This villa is ideal for families or several families!
The villa has a spacious kitchen, equipped with the necessary equipment, such as an oven, ceramic hob, dishwasher and large fridge with freezer.
A spacious living room with a cozy corner sofa and two armchairs in front of the wood stove. Divided over the floors are 5 spacious bedrooms and 3 luxurious bathrooms.
The design of the house takes into account facilities for families with children, but also for seniors. For example, on the ground floor there is a separate two-person studio, which can be rented separately, with its own kitchen with dining table, a double bed with spacious bathroom. And on ^the 1st floor there are two bedrooms for the children with bunk beds, for the smallest there is also a cot and a high chair.

There is free WiFi throughout the house, and in the living room and studio there is a satellite TV with Dutch-language channels. At the rear of the villa is a large covered sun terrace / balcony, equipped with a large dining table with sofas and a sitting area to nice to laugh. There are three parking spaces, two of which are under the carports, here is also the storage room in which the skis etc. can be stored.

The villa is located in Kötschach-Mauthen in the province of Carinthia, about a 15-minute drive from the Italian border. From Utrecht it is approximately a 10-hour drive, if you take the shortest and most beautiful road via Kufstein, you do not need a vignette, but €11 toll at the Felbertauerntunnel.

The village has traditionally been a spa town and is known for its beautiful surroundings and healing air. Due to its location on the south side of the Alps, the region has snowy, cold but sunny winters and warm, Italian summers.
You can enjoy the peace and quiet in the untouched nature with breathtaking mountain landscapes.

This part of Austria is very affordable and there are numerous restaurants in the village as well as on the mountains around the village, where you can eat excellently. The population is very hospitable and friendly.

There are many sporting activities in the region, both in summer and winter.
Villa Alpenrose is located directly on a wonderful swimming paradise (indoor and outdoor pool, wellness) with a large sunbathing lawn. You can follow various beautiful hiking and Nordic walking routes from Kötschach-Mauthen. You can go canoeing and rafting on the Gail and there are many mountain bike and cycle routes. In the vicinity there are lakes such as the Presseggersee with wonderful bathing areas where you can swim, sunbathe and enjoy the fantastic view over the lake. You can play golf on the Gailtail Golf course, which opened in 2009.

The ski lift and ski school of the family ski area are right next door. For real ski enthusiasts, one of the most beautiful and modern ski areas in the Alps is a 20-minute drive away: Skiarena Nassfeld. The Nassfeld ski area can also be reached by ski bus. Numerous cross-country trails, winter hiking trails and snowshoe hikes in all levels of difficulty are available in the immediate vicinity. Ice skating is possible on the Weissensee and the Presseggersee.

Tourist activities
Visit the Glossglockner, Austria's highest point in the beautiful Hohe Tauern National Park, which is approximately 1 hour's drive from Kötschach. But the Krimml waterfalls are also worth a visit, even if they are about 2.5 hours away. The house is located in the Gailtal at the foot of the Plöckenpass and therefore a perfect base for trips to Italy, eg the culinary Friuli , but also to cities such as Udine , Grado or Venice and of course to countries such as Slovenia and Croatia.
