Luxury kitchen is equipped with dishwasher, oven, microwave, refrigerator with freezer and ceramic hob, coffee maker (filter), kettle, sandwich maker, hand blender.

Layout of the house
Entrance, storage room with washing machine, dryer, shoe storage rack, vacuum cleaner. Separate toilet in the front porch. Spacious living room with wood stove, 2 armchairs and large dining table with room for 8 seats.

Bedroom 1
Spacious master bedroom with double bed and access to south-facing balcony with large storage cupboard with mirror.

2nd bedroom
Bedroom with 2 single beds (2.15 m) with large storage cupboard.

3rd bedroom
Trundle bed for 2 people. Accessible via stairs.
(The sofa in the living room can be converted into a sofa bed for 2 people.

Separate toilet.

Bathroom
Beautiful spacious bathroom with bath, double sink and separate shower.
Towel radiator + underfloor heating.

Large balcony
There is a large south-facing balcony (5 - 2.5 meters) with sun loungers (accessible from the master bedroom), see photo

South-facing terrace at the front with garden table for 6-8 people, accessible via French doors.

Also for storing skis, MTB bikes/racing bikes.
There are 2 ladies' bicycles at your disposal, 1 with spacious panniers.

Our holiday home is easy to reach. Via Kufstein and Felbertauertunnel or via the Salzburg highway, towards Villach

Klagenfurt (± 1 hour), Treviso-Venice (± 2 hours)

Nearby cities
Venice ± 2.5 hours. Udine ± 1.5 hours Villach ± 1 hour. Lienz ± 0.5 hours. Grado (beach!) at ± 1.5 hours.

Location
Kötschach is located on the south side of the Alps and has many hours of sunshine. As they say: the weather comes from Italy.

Environment
Kötschach is located at the end of the Gailtal and the beginning of the Lesachtal. A truly beautiful environment. Kötschach also presents itself as a "welcoming" municipality.

All kinds of supervised activities for children of all ages through fit and fun in the village.

Swimming
In the summer season (June to mid-September for 50 euros per week AQUARENA for 4 people with the KoeMau card only for our house, we deduct these costs from the deposit.

There are options for sauna visits at both Aquarena and Alpencamp.

An 18-hole golf course is located approximately 17 km from the holiday home in Waidegg (direction Hermagor).

All kinds of great hikes. Karnischer Hohenweg (no. 403) Gailtaler Hohenweg (no. 229) (possibly sleeping in mountain huts)

Various routes, from easy to extremely difficult, that start close to the holiday home. Routes available in chalet.

Cycling tour for the whole family
The R3 cycle route starts in the village. (asphalted cycle path along the Gail of 80 km) see detailed descriptions.

Racing bike
All kinds of beautiful trips from the holiday home. Most with heavy climbing. Also to Italy.
We are happy to send GPX of the routes.

Horse riding
There are several horse riding options just a few kilometers from our Holiday Home.

Winter sports
Ski area Nassfeld (25 minutes with free ski bus)
Modern ski area at 2,000 meters with 110 km of slopes. Ski rental, ski school and free ski depot available.

Zettersfeld ski area near Lienz is 35 minutes by car
Ski area at over 2250 meters with truly beautiful panoramas everywhere you look. Nice wide slopes.

Ski area in village (at 750 meters)
Small slope in village with ski school and limited apres ski. Fun for children and beginners. (3 minutes by car)

Ski rental
At Sport 2000 in the village and at the ski slopes in Nassfeld and Lienz.

Cross-country skiing and hiking possibilities
All kinds of beautiful routes start close to the holiday home. Especially those that run through the spacious valley are beautiful.

Distance to ski bus stop
The free ski bus (towards Nassfeld) leaves from the Volksbank in the middle of the village. (± 250 meters from this holiday home)
