The House:
The upper floor has an entrance hall with WC, a hall, 3 bedrooms (one with bathroom / shower, double sink, toilet and bidet and another with a sink), a large living room (with fireplace) and a large terrace with dining table) and a very spacious kitchen (including with dishwasher, microwave, refrigerator, freezer, large oven and ceramic hob. A (satellite) TV, stereo (with mp3 connection), video recorder, DVD player and washer / spin you also on this floor. WLAN is also available.

The lower ground floor has a bedroom (with a sink), a room with patio doors to the lower terrace, a shower and laundry room and a 2nd refrigerator.

A cot and highchair are available.

We, the family Van Sante, bid you welcome to our home in the sunny Carinthia, near the border with Italy and Slovenia. This spacious house is built for permanent residence for more than 40 years in the family's possession and is beautifully situated in the hills, forests, lakes and mountains of southern Carinthia. The view over the wide Drava valley of the Karawanken (border Slovenia) and the Carnic Alps (Italy border) is truly phenomenal and never boring.

Additional information

The Environment:
The location at 680 meters on the south side of the Alps guarantees a pleasantly warm climate in spring and (after) summer. The hilly area above and behind the house is richly wooded and offers numerous hiking. Around the house, sloping to the Drau Valley, you will find more open country, interspersed with tufts of forest. Again, you can walk to your heart's content, cycling and mountain biking. The house and the garden itself offer plenty of space and tranquility.

The house is in Ludmannsdorf, about 10 minutes southeast of Velden on Lake Wörth. By car you can reach within fifteen minutes several swimming possibilities: Keutschacher See and very child friendly Hafner and Rauschele seeen (both quiet) and Wörthersee (printer) including the fashionable resort Fields (casino, restaurants, swimming, entertainment, festivities ).
Less than 5 minutes drive to the local supermarket in Ludmannsdorf. Extensive shopping is done, at over 10 minutes, in Schiefling in Selkach (before Fields). Within a radius of 10 kilometers around the house you will find several restaurants.

The medium-sized cities Klagenfurt (Capital of Carinthia) and Villach are both half an hour to reach by car.

To hikers offer the Karawanken (border with Slovenia Mountains, on the south side of the Drau Valley) on a fifteen minute drive many varied excursions, from light to very heavy.

Directly across the border in Slovenia is the beautiful and unspoilt Triglav National Park. New roads have Italy (Tarvisio on ½ hours, Venice and Verona 2 ½ hours to 3 hours) and Slovenia (including Triglav Park ½ hours: Mostrana) still closer.

Slovenia, Triglav Park:
Slovenia is a beautiful country with a pleasant Mediterranean climate. It features a small piece of Mediterranean coast and is also mountainous, with the Triglav (2864 meters) the highest mountain. This is in the Triglav National Park, with an area of ??84 805 hectares one of the largest parks in Europe. It offers countless wonderful day and multi-day tours. n the northeast of the Triglav Park is Lake Bled, containing a picturesque island with a church that almost all guidebooks about Slovenia graces. In the south of the Triglav park the beautiful Lake Bohinj, the largest in the nation. You can extensively rafting (from Bovec) on the crystal clear river Soca. In the north, Austria near the northern entrance to the park (through the town Mostrana, half an hour drive from Lukowitz) that directly leads to the foot of the Triglav, with its imposing north face. Northeast Italy: Friuli-Venezia Giulia
Northeastern Italy, the region around the border town of Tarvisio (half an hour drive from Lukowitz), is a vast natural park, one of the oldest in Italy. You can again enjoy numerous walks and hikes, with the added benefit that you can eat just about anywhere. Fine Italian Again Remember that this region belongs much more to Italy than the Dolomites Area around Süd-Tirol. A wonderful hiking area around the Fusine lakes (Lagi di Fusine), close to the Slovenian border, which annually attracts many admirers. In Tarvisio yourself you can do excellent Italian purchases (wine & food) and Italian food. Other places worth seeing are Gemona del Friuli (badly damaged during an earthquake in the 70s, under architecture rebuilt) Udine (regional capital), San Daniele del Friuli (the famous dried ham) and Aquileia (former Roman port with 200,000 inhabitants).
