In our opinion, the house is in need of renovation: The interior is vintage, which we like. Leaky double glazing at some windows. Too small shower corner (+/-70x70 cm) with shower curtain that was on the drain every time. In front of the shower corner, the water drained to the toilet. Poor lighting in the shower corner.
Soap/bottle rack hung on the wall with a hook which keeps knocking you off. It is better to have a fixed rack.
There was a smell of urine at the kitchen corner which the owner tried to remove. That didn't work out. Very uncomfortable outdoor chairs. (bistro)
The seating/sun loungers by the pool were/were very good. The pool itself was unfortunately not clean on arrival. It was full of leaves and there were green deposits on the bottom. Later in the week, the leaf was removed, but unfortunately the attack was not.
We had the idea that they were not yet ready for the reception of guests in this house. Also because only a few days after we arrived, some pruning was done on the very low overhanging wisteria at the front and back door, under which we had to walk stooped.
Many sights/beautiful cities are far away: 1.25 hours drive is minimal.

However, we take the liberty of noting a few things as your list is a little bit reminiscent of that of an inspection service, without considering the positive things (after all, that is not the job of the inspection service).
For example, we don't quite understand what is meant by vintage. Antique furniture from Tuscany is indeed dated, but that's part of a style (in this case, of the place), just like that of IKEA in another place. By the way, we're glad you liked the style.
The leaking double glazing is indeed a (not very salient) problem, but to be honest, this kind of thing doesn't bother us when we're on holiday. No wind or water gets in and it doesn't pose any other problems of comfort. Replacing the 2 windows is on the list, but since the cost of those is high, they are a bit at the bottom...
The shower has a size of 85 x 85 cm. That's slightly larger than the standard size, which is 80 x 80 cm. is.
In all honesty, we have not been able to notice the urine smell in the house, nor the various guests who have been in the house afterwards, we have since asked that question specifically to all subsequent users.
The outdoor seats have since been replaced by more comfortable seats, thanks for the tip.
Indeed, the pool had not yet been cleaned; The swimming pool season runs from mid-June to mid-September, which is stated on most sites where possible. At the beginning of June, the temperature is usually just too low for the pool. Incidentally, that problem would have been solved immediately upon request.
About the travel distances: Tuscany has an area of more than 2/3 of the Netherlands. If you are in Groningen, Maastricht is more than 2.5 hours away, but in that case it may be important to visit things in the north of the country and not want to go to Maastricht. Upon arrival, you will have been given a list of very interesting sights within a reasonable distance, more than enough to fill even 2 weeks.
One more small point: after your stay, the internet technician came by, who found that the last occupants had completely disrupted the router by resetting the system, so the next users of the house were without internet... We prefer technical issues to be discussed on the spot when something does not work as desired or its use raises questions. Trying to change things about the system yourself usually doesn't work very well. As soon as we know that something is not functioning properly, it is solved within the shortest possible time.
