Villa Gioia
Villa Gioia is an elegant and historic residence in Sambuca Val di Pesa, a picturesque village between Florence and Siena, on the tranquil Pesa River. Surrounded by lush forests, Tuscan hills and the soothing sound of running water, this carefully restored former mill offers a unique retreat where history, nature and modern comforts blend harmoniously. Its privileged location near the famous Antinori winery – voted the most beautiful winery in the world in 2022 – makes Villa Gioia an exceptional choice for those seeking a sophisticated Tuscan experience.
The estate consists of a central villa and two independent outbuildings – Il Rosmarino and Il Leccio – set amidst lush gardens full of scents of cypresses, rosemary and wildflowers. Guests can enjoy a panoramic swimming pool surrounded by greenery, inviting verandas shaded by a centuries-old olive tree, and a private riverside beach with sun loungers and a dining area, the perfect place to relax and connect with nature.

The villa:
On the ground floor, a spacious living room leads to a large dining room with a fireplace and a historic bread oven. The highlight is the perfectly preserved kitchen from the 4th century AD, a rare twin of the monumental kitchen of Badia a Passignano, alongside a modern, fully equipped kitchen and laundry facilities. The floor is completed by the suite "Antique Room" with a luxurious private bathroom with a travertine shower.
The first floor is centered around a bright living room with exposed trusses and a fireplace, opening onto the suites "I Cipressi" and "Il Susino", both with en-suite bathrooms and travertine showers.
On the ground floor, the "Le Macine" suite offers direct access to a private patio. This suite, once used as a resting place for horses and grain storage, has preserved traces of the past in the bathroom and stands next to the original mill room with the old millstones still intact.
Il Rosmarino
The larger annex occupies two floors. On the ground floor there is a double bedroom with en-suite bathroom, TV and access to both a front patio and a loggia for outdoor dining. The loft upstairs overlooks the villa's pool and features two single beds (without bathroom), making it ideal for families with children.
Il Leccio
Formerly an old sawmill, Il Leccio is a charming, detached house overlooking the garden. It features a cosy living room with fireplace, a kitchen with a historic marble sink and a double bedroom with open shower and TV.
