L'Incanto del Tezio is an oasis of peace, a villa centrally located in Umbria at the foot of Monte Tezio, a few kilometers north of Perugia. The property is surrounded by olive trees and an oak forest. It is located in a cul-de-sac in a quiet area. Relax and enjoy the beautiful, very green nature of Umbria, or plan a cultural trip to one of the many villages and towns in Umbria or nearby Tuscany. You will find Corciano, Perugia, Assisi and many other cities and villages a short distance away. Sports enthusiasts can indulge in golf (Antognolla Golf at 15 minutes), horseback riding, mountain biking, cycling or one of the many walks in the region. If you are willing to drive a little further, you can also go rafting 1.5 hours from the house. Lago Trasimeno with many water sports is nearby.
For those who love gastronomy, there are many options for different budgets.

As a family, we are completely 'innamorati d'Italia': the cuisine, gelati, wines, views, and so on. And it is especially in Umbria that our hearts beat a little faster. We have been exploring the region in central Italy for many years and just can't get enough of it. Every year we find new places that surprise us!

Explanation of the prices & cancellation policy

If the tenant wishes to cancel the booking for whatever reason, the tenant must always confirm this to the landlord by e-mail (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

cancellation more than 4 months before the start of the rental period: free of charge
cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
cancellation between the 59th and 30th day before the start of the rental period: 50% of the rental price
cancellation less than 30 days before the start of the rental period: 100% of the rental price
