Villa with private pool and air conditioning

The holiday home is located in Umbria, about 4 km from the village of Amelia. Our family lived here until December 2021 and the property will be available for holiday rental from the end of May 2022. It is located approximately 370 meters above sea level. The house is surrounded by a large garden of approximately 4000m² with private swimming pool. The entire property is for your private use and is not shared with other people. From the garden and the swimming pool you have a very beautiful panoramic view over the landscape. The garden around the house is completely fenced with an automatic entrance gate. Next to the entrance gate there is parking for 3 to 4 cars, 2 of which are covered. The swimming pool area (located just a few meters from the enclosed garden) is accessible via a gate so that guests with children have a secure swimming pool. The pool is 15 x 5 meters and the depth ranges from 1.2 to 1.6 meters. It is equipped with a night cover, convenient to reduce water temperature loss at night. So the water temperature is still around 25°C at the end of September (the night cover cannot be used during the hottest months when the water temperature is around 28-30°C). The swimming pool is equipped with sun loungers and a gazebo/parasol. The house and the pool are surrounded by a well-maintained lawn with toys for children (trampoline, swing, slide, children's gazebo, mini football goal posts). In front of the house there is a large covered terrace with table and chairs suitable for 10 people and a barbecue on the side. The house is suitable for a maximum of 8 adults and 1 child (+ babies). There are a total of 4 bedrooms sleeping a total of 8 (7 adults + child) and there is an additional single bed in a walk-through room on the lower floor (max 8 adults + 1 child + babies). 2 bedrooms have air conditioning. For families with babies we have available: 1 baby cot, 1 travel cot, 2 high chairs, 2 strollers. The ground floor of the house has a large living/dining room with cooking area. The dining area is equipped with table/chairs for 8 people, the living room with sofa for 5 and 50 inch Smart TV (DVD player, satellite TV, X-BOX 360 also available). The kitchen is equipped with refrigerator with freezer, dishwasher, oven, microwave, 5-burner hob, coffee maker (Nespresso/Dolce gusto), mixer. On this floor there is also a bedroom with a double bed (200x160 cm) and air conditioning, next to a bathroom with shower/toilet. 14 steps-staircase leads you from the ground floor to the lower floor. There is a freezer next to the stairs downstairs. The ground floor has a veranda with living/dining room and cooking area. The living area has sofas for 4 people and a flat-screen TV, the dining area has table/chairs for 8/10 people. The cooking area is equipped with refrigerator, 4-burner stove, dishwasher, coffee maker, toaster, press. The ground floor has a bedroom with two single beds (both 190x90cm, which can be joined on request), air conditioning and a private toilet (here is also a washing machine). A connecting room with a single bed (190x90cm) leads to the two other bedrooms on the north side of the building. Here you will find a bedroom with a double bed (200x160 cm) and a small bedroom with a child's bed (160x70 cm) and a single bed (190x80 cm). There is a bathroom with shower/toilet for shared use.
