The holiday home is located in Umbria, about 4 km from the village of Amelia. Our family lived here until December 2021 and from the end of May 2022 the property is available for holiday rental. It is located about 370 meters above sea level. The house is surrounded by a large garden of about 4000m² with private swimming pool. The entire property is for your private use and is not shared with other people. From the garden and the pool you have a very nice panoramic view over the countryside. The garden around the house is fully fenced with automatic entrance gate. Next to the entrance gate there is parking for 3 to 4 cars, 2 of which are covered. The pool area (located just a few meters from the fenced garden) is accessed through a gate so that guests with children have a secure pool. The pool is 15 x 5 meters and the depth goes from 1.2 to 1.6 meters. It is equipped with a night cover, convenient to reduce loss of water temperature at night. The water temperature is therefore still around 25°C at the end of September (the night cover cannot be used during the hottest months when the water temperature is around 28-30°C). The pool is equipped with sun loungers and a gazebo/parasol. The house and the swimming pool are surrounded by a well-kept lawn with toys for children (trampoline, swing, slide, children's gazebo, mini football goal posts). In front of the house is a large covered terrace with table and chairs suitable for 10 people and barbecue on the side. The house can accommodate up to 8 adults and 1 child (+babies). There are a total of 4 bedrooms for a total of 8 beds (7 adults + child) and there is an additional single bed in a passageway room on the lower floor (max 8 adults + 1 child + babies). 2 bedrooms are air-conditioned. For families with babies we have available: 1 baby cot, 1 travel cot, 2 high chairs, 2 strollers. The ground floor of the house has a large living/dining room with kitchenette. The dining area is equipped with table/chairs for 8 people, the living room with sofa for 5 and 50 inch Smart TV (DVD player, satellite TV, X-BOX 360 also available). The kitchen is equipped with refrigerator with freezer, dishwasher, oven, microwave, 5-burner hob, coffee maker (Nespresso/Dolce gusto), mixer. On this floor there is also a bedroom with a double bed (200x160 cm) and air conditioning, with a bathroom with shower/toilet next to it. 14 steps-staircase leads you from the ground floor to the lower floor. There is a freezer next to the stairs below. The ground floor has a veranda with living/dining room and kitchenette. The living area has sofas for 4 people and a flat screen TV, the dining area has table/chairs for 8/10 people. The kitchenette is equipped with fridge, 4-burner hob, dishwasher, coffee maker, toaster, presser. The lower floor has a bedroom with two single beds (both 190x90cm, which can be joined on request), air conditioning and a private toilet (there is also a washing machine here). A walk-through room with single bed (190x90cm) leads to the two other bedrooms on the north side of the building. Here you will find a bedroom with a double bed (200x160 cm) and a small bedroom with cot (160x70 cm) and single bed (190x80cm). There is a bathroom with shower/toilet for common use.
