The villa is located on an olive tree-covered hill in the heart of the Chiana Valley near Marciano della Chiana, an ancient medieval town of historical fame, known for the Battle of Scannagallo.
The villa has stunning panoramic views, of which Cortona, Castiglion Fiorentino and Montecchio Castle can be seen in the distance.
The elegant old villa still has traces of the past thanks to its recent restoration. Next to the villa is a small annex.

Interior:
The villa consists of two floors, mainly divided into two wings, of which there is no passage on the first floor. From the main entrance there is a large kitchen with dishwasher, microwave, dining room with large table for 20 people, sitting area with large fireplace and television and a bathroom with shower. On this floor there is also a double bedroom, accessible to people with reduced mobility, a bathroom accessible to people with reduced mobility with washing machine and on the kitchen side, there is another double bedroom and one with two single beds and a bathroom with bathtub.
The first floor is divided over two wings. Through one internal staircase you reach the first sleeping area where there is a double bedroom with en-suite bathroom with bathtub, a bedroom with two single beds and bathroom with shower and a bedroom with double bed and en-suite bathroom with shower. The second wing is accessed by an internal staircase and that sleeping area consists of two bedrooms, both with private bathroom with shower and two small living rooms equipped with two double sofa beds.
The annex is close to the villa, and is also suitable for the disabled. There is an entrance with corner kitchen, a double bedroom, television and a bathroom with shower.
Outside:
The villa is surrounded by a two-hectare garden with meadows, olive trees and a natural wood of ash, oak and ancient cypresses. A large swimming pool is fully fenced, which fits well with this picturesque part of the Chiana valley. The pool is 7x14 meters with a variable depth of 1.10 meters to 1.30 meters. The pool is purified via chlorine and there is also an outdoor shower. The private pool is equipped with sun loungers and parasols, ideal for relaxing around the pool.
