You can also use all the facilities of the agri-camping Rancone lodges, which are within walking distance, where our daughter holds sway. These facilities include a sauna with hot tub, yoga, massages and various children's activities. Or enjoy a delicious dinner in the cozy restaurant, where daily meals are prepared with products from the region.

The surroundings of the villa are absolutely worth it. You can take beautiful walks in the natural surroundings and enjoy the serene tranquility. In addition, there are numerous activities available such as cycling, golfing, canoeing.

Ciao, I'm Susan, we have had a holiday home in Italy for 17 years. More precisely in the Garfagnana, a beautiful undiscovered area in the north of Tuscany. Since last year we also own villa Tosca. After half a year of renovation, this gem is also ready and our guests can enjoy the comfortable house with beautiful views, beautiful swimming pool and ... use of sauna and hot tub!

Explanation of the prices & cancellation policy

Fortunately, almost all bookings almost always go smoothly, but if the booking goes differently for whatever reason, these conditions apply. These conditions are there to protect the rights and obligations of the tenant and the landlord. It is therefore good to know these conditions in advance.

Article 1: Booking order and payment
1.1 Each booking order is confirmed by means of an invoice.
1.2 The deposit is 50% of the total amount and must be paid within 5 days after receipt of the invoice.
1.3 You pay the remaining payment no later than 60 days before the start of the rental period. When booking within 60 days before the start of the rental period, the total amount must be paid in one go. Please state the invoice number with every payment.
1.4 The booking is only final when the deposit has been received. In the event of late payment, we are entitled to cancel the reservation. Monies already paid will not be refunded; the cancellation conditions will then apply in full.
1.5 The deposit for the Villa is €600. The deposit will be refunded within two weeks if the villa is left tidy.

Article 2: Cancellation by tenant
2.1 In the event of cancellation by the tenant, this must be reported to us in writing, via e-mail.
2.2 In the event of cancellation by the tenant, the following amounts are due.
2.2.1 In case of cancellation up to 60 days before the day of arrival: 50% of the total sum;
2.2.2 In case of cancellation from the 60th day up to and including the 14th day before the day of arrival: 75% of the total sum;
2.2.3 In case of cancellation from the 14th day up to and including the day of arrival: 100% of the total sum.
