Would you like to spend a holiday in Italy for a reasonable price? In 2026 also lower prices for a longer stay: three weeks 900 Euro and four weeks only 995 Euro. Nivon members receive an extra discount. Our house is suitable for people who feel comfortable in an ordinary village and do not need tourist fuss. It is a simple apartment with a nice garden, located on a village square in the car-free old part of Boccheggiano, 35 km from the sea. From the borgo you have picturesque views and all around you will find chestnut forests and rolling hills for hiking or mountain biking. There are electric charging stations within walking distance.
If you don't always want to cook, there is a pizzeria with a terrace, as well as a very renowned restaurant. Furthermore, a supermarket, pharmacy, bakery, post office and ATM. All this can be reached on foot. For stays in the early or late season, the house has electric radiators, a wood stove and a cozy fireplace. 
Located in a palazzo that is built against the hillside, the apartment downstairs has a modern kitchen with patio doors in what used to be the stable. From the kitchen there is a spiral staircase to the living room. The apartment shares the stairwell with two other apartments.  From the kitchen you walk onto the square with trees and benches. 
Through the staircase you reach the first floor and the front door. On this floor, the house has a living room with sofa bed, two bedrooms with up to 6 beds, a bathroom and a door in the long hallway with access to the private garden at the back. It is a village garden with seating that exudes a Tuscan atmosphere due to the greenery, the cherry tree, the surrounding red tiled roofs and the hills in the distance. Behind the garden are a number of small pieces of land from the neighbors all around. A wonderful place to read a book or enjoy dining al fresco with sometimes typical Italian neighbor noises in the background. The garden is completely closed off with walls and a fence so suitable for dogs. 

Until 1994, Boccheggiano was an important mining village where copper and later pyrite were mined. A remnant of the copper mining activities are the Roste, the red-colored hills along the river Merse, and hiking trails cross this area. The village has been left behind economically. For young people, it has been more difficult to find local work since the closure of the mines, some houses are empty and the community and the municipality are struggling to maintain facilities. The young people of the original inhabitants have moved away and the older ones have stayed. In recent years, a new type of residents, including families from Macedonia and Bosnia, Americans with an Italian migration background and pensioners from other EU countries, have settled in the village. There are children running around again and a mix of people determines the street scene. The EU also invests in public facilities and the refurbishment of buildings and streets. For example, the theater has recently been renovated and performances and films are shown there again. 

Boccheggiano is a nice place for people who like to find peace in the here and now and don't want to rush for a while. There is a lot to see in and around the village and there are many inviting benches to look around contemplatively. The villagers do the latter regularly. We will send you documents with local (around) walks (from the house or after a 10 minute drive) and cycling routes. For those who want to travel by car to another large Tuscan city every day, this house is a less logical choice because of the driving distances.

Within a shorter driving distance (maximum 20 minutes) there are many interesting places to visit: for example, a visit to the (organic) vineyards, a quiet garden, the archaeological park, nice little places such as Montieri or the impressive abbey of San Galgano. Furthermore, one of the most beautiful (and unknown) Tuscan cathedrals in the beautiful medieval center of Massa Maritima can also be reached within half an hour. A little further away:  thermal baths (35 km), sulphur fields (35 km), Follonica (various beaches) 38 km, Siena 48 km, Grosseto 48 km, San Gimignano 68 km, Volterra 71 km. Florence Airport is 106 km away, Pisa 148 km and Rome Fiumicino is 214 km away.
Because the basic facilities are within a 1-5 minute walk, you don't really have to go anywhere by car if you don't feel like it. However, without a (rental) car, Boccheggiano is difficult to reach because there is only a bus twice a day. It is a 2 minute walk from the parking lot to the house.

All in all, the Casa Amici offers access from Boccheggiano to all the good things that Tuscany has to offer: culture, nature, beach, archaeology, history and culinary tradition.

We are friends who together bought a home characterized by simplicity from which you can go on cultural discovery on foot in a forgotten part of Tuscany. The Boccheggiano hamlet is hospitable, far from mass tourism and has a bakery, small supermarket, restaurant and pizzeria. It is nice walking and mountain biking and just doing nothing. If you want to get away from it all by car, the sea, vineyards and places such as Siena, San Gimignano and Massa Maritima lure.

Explanation of the prices & cancellation policy

The basic rate of 395 Euro per week is for 4 people. If you come with more people, each additional person costs 50 Euro per week. The rent includes electricity. After booking you pay a deposit of 100 Euro per week. The rest of the rent is paid 6 weeks before departure.  There are special rates for long stays: 750 Euro for two weeks, 900 Euro for three weeks and 995 Euro for four weeks.

Around Follonica you can choose from beaches depending on your taste. for instance; Hawaii Beach, Bagni la Pineta, Bagni Florida, Puntone Beach, Punta Ala (Spiaggia di Casetta Civini) and only accessible on foot: Cala Martina and Cala Violina
Less than an hour's drive through beautiful landscapes you will find the city of Siena with the famous Piazza del Campo, the Gothic cathedral, the Pinacoteca Nazionale, the Palazzo Salimbeni etc. More than enough to see and do on a tourist day out.
Een schitterende abdij zonder dak, gelegen op 20 minuten rijden van Boccheggiano. Er wordt beweerd dat de legende van Koning Arthur en de Heilige Graal gebaseerd is op de legende van San Galgano. Sinds eind 18e eeuw heeft de tijd rond de abdij stilgestaan. U kunt de kloostergang bewonderen, de vergaderzaal en het scriptorium en ook via een wandelpad door trekken naar de 14e eeuwse kapel.
Bijvoorbeeld: Rondwandeling door de geothermische velden van Sasso Pisano (2,5 uur), romantische rivierrondwandeling van 2,5 uur vanaf Brenna, Wandeling van Montalcino naar het klooster Sant’Antimo en wandelingen van af het dorp Boccheggiano zelf.
The large duomo of Massa Maritima is on Piazza Garibaldi. This cathedral square is a cozy place to drink coffee on one of the terraces. Nearby you will find the smallest restaurant in Italy. Unlike Siena and San Gimignano, Massa is not yet overwhelmed by tourists and it is nice to be there. There are a large number of small shops and the city walls and the archaeological museum are also worth a visit.
Populonia, een soort openluchtmuseum met Etruskische opgravingen. In de Golfo di Baratti hebt u vanuit Ristorante Canessa, localita Baratti bij de Porto di Baratti, een mooi uitzicht op de baai.
Bij een bezoek aan Siena (48 km weg) zijn er de gebruikelijke bezoekjes uit de gidsen zoals aan de Piazza del Campo, de Duomo, het Palazzo Pubblico, de Torre del Mangia, de Pinoteca Nazionale, de Basilica di San Domenico, het Museo dell'Opera Metropolitana, het Palazzo Salimbeni en de Botanische Tuin.
Onze tip is een museum bezoek aan het voormalig ziekenhuis Santa Maria della Scala, een historisch armenziekenhuis dat dat is omgevormd tot een museum met fresco’s en (moderne) kunstwerken. Maar ook het gebouw is de aandacht waard omdat het de oude structuren van het ziekenhuis prachtig zichtbaar maakt.

Voor een kleine excursie. Stadje op 8 km van Boccheggiano met wat horeca en winkels maar vooral ook drie overgebleven torens uit de middeleeuwen, 14e eeuwse huizen en een cassero. Zie ook: http://www.turismomontieri.com
In het dorp Boccheggiano een fototentoonstelling van het parco archeominerio di Montieri. Een eindje verderop kunt u een wandeling maken en de rode hellingen en archeologische overblijfselen zelf bekijken. Ook kunt u pootje baden of zelfs zwemmen in de rivier de Merse. Meer info in het huis
Voor mountainbikers zijn er veel uitgezette routes. Een route begint in het dorp zelf.
