Detached villa with large private garden, 5 km from the heart of Desenzano del Garda. The villa is often rented by 2 families who want to spend their holidays together or families who want to spend their holidays with, for example, grandparents.
The villa is located in a Borgo / Residence which consists of 23 detached houses. These houses are almost all permanently inhabited by Italians. This makes it a very quiet area; during the day the Italian residents are at work and only come home in the evening. Often the Italian residents only go to the communal swimming pool then. It is therefore not a holiday park and is also very suitable for use in the winter months. The Borgo is completely fenced and accessed through a large automatic gate. The residence is located a few km from Desenzano in the Lugana wine region. You can enjoy the peace and quiet here and be in the hustle and bustle of Desenzano within 10 minutes. Just 2.2 km away is the Il Leone shopping center, which is open 7 days a week until 22:00 and attracts people from the wider area. In Il Leone you will find a supermarket that is unparalleled in terms of assortment and fresh departments; Ideal for the hobby cook.
The villa has 3 floors; In the 'semi interrato' part there is a large bedroom (35 m2 with a double bed) with its own spacious bathroom (shower, sink, toilet, bidet), a laundry room with washing machine, dryer and ironing equipment and a garage. This garage is not accessible to guests.
On the ground floor is the living room and the open kitchen with dining area, a storage room (vacuum cleaner, stock etc.) and a separate toilet in the hall. And of course the terrace in front of the patio doors to the room.
On the 1st floor there are 3 spacious bedrooms: 2 of approx. 11 m2 each (1 with 2 beds and 1 with a bunk bed) and a spacious master bedroom (16 m2 with double bed). The master bedroom has a private bathroom (shower, sink, toilet). For the 2 other bedrooms there is a private bathroom (bath with shower, sink and toilet). All bedrooms are equipped with spacious wardrobes.
The villa has a garden (plot approx. 550 m2) all around with lots of grass. This makes it possible to find a shady spot somewhere throughout the day. At the back of the garden there is a staircase to a gate which gives direct access to the communal swimming pool (as the only house). In the garden there is a trampoline (3m diameter) for the children. Every 2 weeks the grass is mowed and the garden is touched.
During the long summer evenings you can sit outside and eat on the spacious terrace. A charcoal barbecue is at your disposal and for the enthusiast also a Weber gas BBQ.
Due to the layout of the house, with 2 master bedrooms with private bathroom plus 2 other bedrooms, it is very well possible to stay in the house with, for example, 2 families of 4 people. There is still enough privacy within the house.
The villa has underfloor heating and air conditioning on the ground floor and first floor. This makes it possible to have a pleasant temperature in the house in all seasons. The bottom floor (seminterrrato) has no air conditioning because it never really gets very hot here in the summer. For the chilly winter months, there is a wood-burning stove in the living room that, in addition to providing warmth, of course creates a wonderful atmosphere.
The villa was completed in 2011 and the furnishings are aimed at maximum comfort. There is a second complete bunch of keys which is useful when using the house by 2 befriended families.
For the interior, a lot of design furniture from Cassina, Arco, Ingo Maurer, etc. were used. Music can be listened to via Sonos boxes, allowing you to listen to your own playlists. The chromecast on the TV gives you the opportunity to watch your own favorite TV programs via your own app. Outside you will find lovely sunbeds or chairs from Lafuma for a comfortable stay in the garden.
Desenzano Station is 5 km from the villa. With the Frecce's (high-speed trains) you can be in Milan or Venice in an hour and from Verona to Florence in 1.5 hours. Furthermore, the airports of Verona (Transavia) are 40 km away, Milan Bergamo (Ryanair) 65 km away, Treviso 110 km, Milan Linate 120 km and Milan Malpensa 140 km.
