What is it?
This large detached house offers space for a spacious private area with roof terrace of 75 m2 (first floor) and two apartments, a studio and a community room with kitchen and storage room for rent (ground floor). A B&B permit has been issued for the apartments, the studio and the community room and it functions as such. The sale includes the transfer of the license, the inventory, linen and bedding of the rental accommodations, the website and login details of all OTAs. There will also be an extensive transfer. The whole is ready to move in and no major maintenance is expected in the short term.
The two apartments each have two bedrooms, a living room with open kitchen and a bathroom. The studio consists of a living/bedroom with a kitchenette and a bathroom. The rear part of the house consists of a common room with a bar, a modest kitchen and a sitting/dining area. Then there is a covered terrace and a covered bread oven. There is also a toilet at the terrace. The ground floor also houses the technical rooms and storage rooms.
The first floor can be reached via two separate entrances. On this floor are the 6 rooms, three of which are currently used as bedrooms. There is a spacious modern bathroom with shower and bath, a large fitted kitchen that is open to a sitting area/office. Through the kitchen there is access to a large covered roof terrace with panoramic views. The sitting area/office has its own balcony. Around a large part of the house is a continuous veranda. What are the facilities like?
The entire property has its own water supply via an artesian well and is suitable as drinking water. It is connected to the electricity grid but it also produces its own electricity via 10 solar panels. There is a solar water heater with a geyser and electricity as a back-up and there are 2 electric water heaters. The whole house is connected to the mains drainage with the exception of the bar which has its own septic tank. There is fiber optic for internet.
Almost all windows have recently been fitted with double glazing. All windows on the first floor have shutters. The apartments and the common room of the B&B are heated with a pellet stove and the studio has air conditioning. In the private area there are three air conditioners (with heat pump), a fireplace with built-in cassette in the kitchen, a pellet stove in the sitting area and a wood stove with fans in 1 of the bedrooms (which now serves as a gym).
Is there outdoor space?
The entire plot is +/- 3.000 m2 of which +/-2.200 m2 is arranged as a garden. It is almost flat and is completely fenced (safe for young children). There is a swimming pool of about 50m2 which is lockable. The swimming pool was completely renovated in the spring of 2025, equipped with a saltwater installation and an infinitely adjustable pump. Ornamental trees grow in the garden and also many fruit trees. There are several, some very old, olive trees and a number of walnut trees. A large part of the garden is equipped with irrigation and there are several water points. In front of the house is a lockable parking space.

The domain is a current B&B and current bookings so that the new owner can immediately generate an income. The contents of the B&B are included. There is also good income to be had through rental for longer periods in the late season. In addition, it has been rented out several times as a group accommodation.
Where is it?
The domain is located on the outskirts of the village of Pinheiro de Coja. At 3 km is the larger village of Côja, a lively village with an authentic atmosphere. There is a school, a river beach, a campsite and several restaurants. There are also walks and mountain bike routes in this area.
Tábua is about 10km away. This is a central municipality where the most important facilities are available, such as restaurants, shops, supermarkets, post office, banks, doctor's practice, schools, vocational education, swimming pool, library and a weekly market. A larger city like Coimbra is about 65km away. The area is characterized by the many river beaches with very clear water and several mountain ranges. The Torre (where you can ski in winter) is 60 KM away.
