The house is located 170 meters from the Mediterranean Sea, and about 4 km from Mazara del Vallo (SW) on the coastal road SP38 to Torretta Granitola.
It has been redesigned by us into a modern, luxurious and wheelchair accessible bungalow with all the comforts given our old age. It has become a safe and solid house and that is where it derives its value. Living there, it has always embraced us. The house is completely in order with all the necessary permits.
The bungalow is located in Contrada San Nicola Dragonara, a few kilometers south of and as a hamlet belonging to Mazara del Vallo. Halfway through, the new lungomare follows from Mazara south to Toretta Granitola. This is the zone called Quarara that is slightly higher and is therefore relatively cool in hot summers.
This part of the coast is preferred by residents for swimming and water sports to the busy and more touristy zone of Tonnarella, located north of Mazara which is at sea level and often and quickly oppressively hot in the summer.
The fully furnished house is located on a dead-end, paved road. So it is quiet, except for the sound of the sea.
The easily wheelchair accessible home has been completely renovated and rebuilt with new materials and lava stone under the floor against moisture. All exterior walls are plastered and the color of the walls and wooden shutters is in accordance with the regulations. The house is fully equipped with double glazing, so that it has a constant temperature of about 26 degrees inside in the summer and protects the newly insulated roof terrace against moisture and heat.
There are no thresholds in the house and it has two entrances of which the back entrance is also barrier-free.
There are two bedrooms, the master bedroom is air-conditioned. A wood-burning stove in the living room has enough capacity to heat the entire house in the December cold and works on pressed logs.
The large cozy kitchen has a view and access to the backyard. The kitchen is equipped with all conveniences such as a dishwasher and an extra American GE double door fridge and freezer.
Cooking can be done on 1 electric hob and three gas burners. And of course by using the microwave.
The original and fully restored backyard pizza oven works great for baking bread, pizza, preparing casseroles, or roasting meat. For the coffee lover, there is an espresso machine and a percolator. There is fresh drinking water from the tap.
In the immediate vicinity you will find quite a few supermarkets, some of which are of a surprisingly high level, a bakery (open 7 days a week) and almost daily a vegetable and fish market with the tastiest products.
Local vegetable growers sell their products on the market and well; Very affordable wine is available from the shops of local wine cooperatives that are well worth a visit.
The cost of living in this area is significantly lower, up to an estimated 35%.
The spacious bathroom is equipped with user-friendly luxury. It has two separate sinks, a round shower, toilet and bidet and with space for the washing machine
In the front garden there is a well with a depth of 17 meters with rinse water, useful for gardening and creating and maintaining your own herb garden. In the evening, the garden is beautifully lit with solar-powered lamps.
In the backyard (cortile) a drain has been constructed with the possible construction of an extra so-called "tiny house" for summer guests and extra storage room.
A staircase takes you up to the roof terrace (135 m2) from where you have beautiful panoramic views over land and the Mediterranean Sea. Enjoy your espresso in the morning or spectacular stargazing in the evening and at night. With the Sicilian night sky, free of air and light pollution, a good pair of binoculars will suffice. And the neighbor likes to turn off the light for a better view.
The house is equipped with a satellite dish and a sufficiently strong Wi-Fi antenna.
And your car, or even two, you can park safely on your private property.
The weather is pleasant until at least the end of October or the beginning of November. It is precisely then that it is time for extra maintenance and, if necessary, renewal.
