A cozy and attractive and modern furnished apartment in a tourist area but still quiet and rural. For 4 people, especially families with children.

The village house is located in the middle of two ski resorts.
Only 2 kilometers away is the gondola to the very child-friendly and affordable ski area Bramberg Wildkogel Arena (Smaragdbahn) with 61 km of slopes.
In addition, the gondola to the Kitzbühler Alpen (Hollersbach/Mittersill) with 170 km of slopes is also 2 kilometers away.

For the even more spoiled winter sports enthusiast, the entrance to the Zillertal Arena (Gerlos/Köningsleiten) is 20 km away and the ski area of Zell am See/Kaprun (with glacier) is 30 km away. About 15 km away is another hidden small ski area with glacier, Uttendorf/Weissee.

All ski areas are accessible by free public transport (within walking distance of the ski bus and/or train) or private transport. With a "Salzburg Super Ski Pass", all these areas are accessible and many more ski areas (25 areas with a total of 2,790 km of skiing pleasure).

For the cross-country skiing enthusiast; the famous Pinzgauloipe is located right next to the apartment and is illuminated in various places at night. In total more than 200 km of trails!

From the Wildkogel (Smaragdbahn) starts the longest toboggan run in the world, 14 km of sliding fun (approx. 60 minutes) and illuminated in the evening until 22:00!

Please note; There is no wifi in the house; but a satellite receiver with all Dutch and foreign channels and SMART TV which you can connect to your phone and 5G yourself.

In addition, you will have to wash dishes by hand.

The apartment is located on the first floor of the house which is accessible by a wooden external staircase.

To the left of the hall is the master bedroom with a double bed and wardrobe space.

Opposite the entrance is the bathroom with toilet and shower cubicle.

On the right is the kitchen with dining area and sleeping/lounge sofa. There is also satellite TV with Dutch channels.

Also located here is the stairs/ladder to the (shielded) sleeping loft with 3 separate beds.

Since 2010 we have been the happy owner of this apartment and we regularly travel here from the Netherlands. We once fell in love with Austria and this versatile environment where you can ski in winter and hike and cycle to your heart's content in summer.

Explanation of the prices & cancellation policy

Additional costs for cleaning and tourist tax

If the renter wishes to cancel the booking for any reason, the renter must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

cancellation more than 3 months before the start of the rental period: free of charge
Cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
Cancellation between the 59th and the 30th day before the start of the rental period: 50% of the rental price
cancellation less than 30 days before the start of the rental period: 100% of the rental price

If the tenant only announces on the start date or during the rental period that he will not make any use of the leased property, he will continue to owe the full rent.

The cancellation costs will be deducted from the (possibly) refundable rental amount already paid incl. deposit.

The house must be left "tidy" on the day of departure at 10:00 in the morning in the same condition as it was occupied on arrival. The house can be entered at 15:00 on the day of arrival. The key transfer takes place in consultation.

If the tenant has caused damage to the house or its contents, the repair or replacement costs will be deducted from the deposit paid. If the damage is higher than the deposit paid, the tenant will be held liable by the landlord for the remaining amount and must pay immediately after liability.
