"Servus" in Carinthia, in our 7-person LUXURY HOLIDAY HOME WITH PRIVATE SAUNA, two bathrooms and beautiful views of the Italian mountains. On the outskirts of the mountain village of Kötschach. Shops, restaurants, ski slope and subtropical swimming paradise within walking distance. Close to Italy and the beautiful lakes of Carinthia. Dutch administrator.

Ground floor
TV/sitting area with wood stove, full kitchen, Austrian dining area, sun terrace, hallway, toilet, shower/laundry room, Finnish outdoor sauna, carport, shed.
Layout first floor;
Spacious master bedroom with large balcony (5x2.5) facing south with sun loungers, bathroom with toilet, 2nd bedroom with double bed. Duplexing curtains.
Second floor: attic room with cozy double bed.
Living room
Comfortable sitting/sofa bed (2pers), 2 armchairs, Austrian dining area, wood stove, Dutch satellite TV, parquet.
Kitchen
Modern, luxury kitchen fully equipped with oven, ceramic hob, fridge freezer, dishwasher and microwave.
Bathroom 1
Spacious modern bathroom in gray / white with lots of light. Bath, sink with plenty of cupboard space, toilet and underfloor heating.
Bathroom 2
On the ground floor. Sink, walk-in shower/cooling room for sauna. Washing machine and tumble dryer.
Shed
Shed with 2 sporty bicycles, (toboggan) sleds and firewood. Also for storing skis. Ski boot dryers available.
Furnishing and equipment
The house is equipped with atmospheric lighting and a parquet floor. There is also a cozy wood stove and blackout curtains in the bedrooms.
Garden
Terrace Large covered sun terrace and large south-facing balcony. Dining table with 8 chairs and 4 comfortable sun loungers. BBQ available. Parasol.
Parking space for several cars, 1 of which is under the carport.
Location
Climate Carinthia is located on the favorable side of the Alps and therefore has a mountain climate with many hours of sunshine.
Environment
In Gailtal, between Carnic Alps and Gailthal Alps near the Lienz Limits. 2 km from the Italian border. Close to well-known Carinthian lakes such as the Weissensee and the Pressegersee.
On the outskirts of the village, in the middle of beautiful nature for endless mountain hikes and beautiful cycling routes.

For children Active kids: daily activities from crafts to horseback riding, guided mountain hikes and discovery tours.

Centrally located. Also for trips to Italy. Venice is about a 2.5-hour drive away.
Glossglockner. Austria's highest point in the beautiful Hohe Tauern National Park is about 1 hour away
Tourist activities Krimml waterfalls. These are about a 2.5-hour drive away, but are well worth it.
