How is the 10% commission calculated?

We charge 10% (ex VAT) commission per booking on the total rental sum, including additional costs, excluding tourist tax and the deposit.

Additional costs to be paid on the spot or to be deducted from the deposit

If the additional costs are paid on the spot or are settled with the security deposit, then these costs are not included in the total rental sum for the 10% (ex VAT) commission calculation. So you don't pay commission on extra costs if they are paid on the spot or settled with the deposit.

Why exclusive of VAT and how much is VAT?

The VAT rate depends on where you, the landlord, live and pay your taxes. Therefore, we have chosen to communicate the prices excluding VAT.

Do I control who comes into my house?

You have the option of accepting, rejecting or later cancelling bookings. Rejecting or cancelling a booking is free of charge.

I want to be able to give discounts, how does that work with the payment system and the commission?

You can always adjust the price of a reservation until the moment of check-in. Up, because the tenant indicates for example that he wants to bring someone extra, but also down, because you want to give returning tenants a discount for example. Have you accepted a booking of €1000, but decided to make it €700 after all? Then you pay commission on 700.

The tenant cancels the holiday, but I want to charge a cancellation fee.

If the tenant has paid the balance, for example, 4 weeks before arrival, then this amount is in your holding account on the payment platform.
Should the tenant cancel, it is up to you to process the cancellation and cancel the booking in the administration area.

Depending on the conditions of cancellation, you decide what amount is automatically refunded to the tenant and whether a balance is paid to the landlord.

The commission invoice is only created on the arrival date, so there is no charge for cancellation.

Can I also communicate with the tenant?

Yes, to know who you are allowing into your home and to fine tune your rental agreement, communication with the tenant is sometimes necessary. Even before you accept the booking, you have the option to chat to the tenant via the messaging system. After accepting the booking you will see all the contact details of the tenant. After a phone call or e-mail with the tenant, did you decide not to rent out your house? Then you can always cancel the reservation free of charge. You continue to determine who you allow into your home.

When will I receive the down payment and balance payment via the payment platform? And can I decide when the tenant should pay it?

You can decide when the tenant should transfer the down payment, deposit and balance. The deposit will be sent to you the next day as soon as the tenant has transferred it. The rest of the payment will be received on the arrival date of the tenant.

So the tenant can pay before I receive the money? Where is the money in the meantime?

If you indicate that you would like to receive the remaining payment 6 weeks before arrival, the tenant will transfer the remaining amount to your Payment Platform account 6 weeks before arrival. This account is directly linked to your bank account and we cannot access it. Therefore, the tenant does not transfer money to us, but to your account on the payment platform. On the day of arrival, this account will transfer the remaining amount to your bank and the invoice will be created and the 10% commission fee (ex VAT) will be settled with it.

The remaining payment will be paid on the arrival date

Micazu collects commission only after a successful booking and that is, in our eyes, the moment that the tenant actually enters your residence. We do this by deducting the commission from the remaining payment. We also don't want to burden you - nor us - with extra administrative work in case you or the tenant cancels the booking, changes prices or arrival date. The fact that we pay the balance on the arrival date gives you the flexibility to change your booking in the meantime. At any moment you can still adjust prices, pay back the deposit, keep the deposit or pay back the rest when the tenant cancels. The remaining payment is therefore on your payment platform account and can be adjusted until arrival.
