On arrival unfortunately a disappointment. The overall impression was grubby. It was dirty around the pool (moss, deposits and food scraps from previous user). Linen package is old with blood stains and hairs in between. Behind a door there were even dirty socks from a previous user. How well has it been cleaned? The oven was greasy, the dishwasher had not yet been emptied and several dishes etc were not exactly clean. Drain from upstairs shower does not run properly. This turned out to be known to the administrator but does nothing about it. A toilet in the basement doesn't seem to work at all. Also useful to know in advance.
We have reported everything to the manager and owner, but we are not doing anything about it. The words of the manager: 'it's just old'. At check-out we were pretty much thrown outside. No final inspection. Then you don't know if everything is okay. The caretaker was Azurpavillon, they pretend to be meticulous in their work and the houses they manage. We didn't notice any of that.
In itself a fine house but grubby. Definitely not worth 5000 euros a week. Poor (no) service from administrator. What a pity! With more care and attention, it could be much better.

Had a very nice stay at Villa Roca with a group of friends. Has everything you need, lovely swimming pool and sunny terrace + an incredibly cozy dining area outside where you can eat and drink with a large group in the evening....

Has everything you need, lovely swimming pool and sunny terrace + an incredibly cozy dining area outside where you can eat and drink with a large group in the evening. Rooms and interior are a bit dated, but do their thing. The beach can be reached on foot, but everything is more convenient by car

We had an excellent stay at villa Roca.
Because we were there in October, it is advisable to have the pool heated.
The villa is centrally located, trips to Fréjus and St. Tropez are doable.

Groceries at 10 min. ride.
Tip: there is a nice walk to the collapsed Malpasset dam just above Fresjus.
Reception was very warm.

Villa Roca is an excellent villa for two families.

Perfect house to rent with several family / friends. The pool must be preheated in May. Location in S.France very good.
