Panorama 1200, your cozy home surrounded by nature offering a spectacular panoramic view on the South from your balcony. The apartment is located in the heart of the San Fermo Hills at 1200m height and is known for its unique views, landscapes, endless walking trails and other sport possibilities. Strategically located between Lake Iseo and Lake Endine, this home is designed to offer you a relaxing stay after each adventure. Perfect for families, couples and companies of up to 4 persons.

The home itself is small but cozy. It makes good use of the spaces and has everything you need for a comfortable stay. There's room for 4 people divided over two bedrooms: a double bed room and a room with a bunk bed. In addition, there's room in the double bed room for a baby travel bed of 65 cm wide. Because of the location at 1,200 m height you will always find fresh air and there's no need for air conditioning.

A special feature of the home is the balcony with a stunning panoramic view on the south; from where you will be able to enjoy the breathtaking sunrise and sunset. All of this while you also enjoy the cool fresh air of the hills and the relaxing sounds of nature all around you!

In the spring of 2021 we renovated the apartment for the purpose of renting it out to travelers.

The accommodation is part of a condo park consisting of three rows of privately owned condo's, most of which are used as holiday homes. The park is safe, quiet and there's a custodian who maintains and takes care of the public areas. There are several nice picnic spots- and small playgrounds spread around the park as well.

To arrive at the San Fermo Hills you'll need your own means of transport because there's no public transportation available to and from the San Fermo Hills. Within 20 minutes you drive from 200 meters to 1,200 meters height, so that's quite a climb! You can arrive from two different directions: from Lake Iseo and from Lake Endine. Both ways have good spacious and well-maintained roads. This special destination is more than worth the climb!

Once you arrive at the San Fermo Hills, you can park your car (or other means of transport) in your own private garage or in a public parking place within the gated residence. From the parking places and the garage it's a few meters walk to the apartment. In the garage there's also space for bike(s) and the possibility to charge your e-bike.

Colli di San Fermo is a fraction of the municipality of Grone. It has several restaurants and bars, a tobacco shop and on Sundays a small market with fresh local fruits, vegetables, cheese, etc.

The most nearby big supermarkets are on the one side Eurospin at Vigano San Martino on a 20 minute drive, and on the other side Conad at Sarnico (lake Iseo) on a 30 minute drive. Besides that there’s a mini-market at Grone and at at Adrara San Rocco or Martino, both a 20 minute drive. I always advise to bring groceries already upon arrival and refurnish it to the need when going on trips with the car as you will always pass a supermarket whichever direction you go.

In December 2020 I bought a holiday apartment in a holiday park in the beautiful Colli di San Fermo and we renovated it in the spring of 2021. I live in Bergamo myself and I really enjoy working on the holiday home and renting it out to tourists! In the summer of 2021 I started this on other platforms and it was a great success. In the summer of 2022 I also hope to welcome many Dutch people!

Explanation of prices

If the tenant wishes to cancel the booking for whatever reason, the tenant must always confirm this to the landlord by e-mail (even if this has already been communicated to the landlord by telephone, for example).
The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

    • cancellation more than 1 month before the start of the rental period: free of charge

    • cancellation between the 30th and 10th day before the start of the rental period: 25% of the rental price

    • cancellation between the 10th and 3rd day before the start of the rental period: 50% of the rental price

    • cancellation less than 3 days before the start of the rental period: 100% of the rental price


If the tenant only on the start date or during the rental period
announces that it will not use the rented property (anymore), remains
he owes the full rent.
