Contemporary renovated, spacious wine growing house with roof terrace. Spacious living room with fireplace - fully equipped - kitchen (induction hobs, multi-functional oven, microwave, wine cellar, coffee machine, mixer, large refrigerator). 3 bedrooms, including 1 master bedroom (double bed) with dressing and bathroom (italian walk-in shower), 2 bedrooms with single beds and/or double bed. 2 bathrooms, 1 with large bath, summer kitchen and space for morning/evening yoga, meditation. Yoga mats and meditation cushions available on request.
The house has 2 levels accessible by stairs. Air conditioning and heating (hot water pump) are available. The house is also well insulated (heat/cold).
Ideal for family or friends who want to enjoy nature together in peace and quiet and the many sports and cultural options in the area.
House layout:
On the ground floor there is the open kitchen, a bar table with bar stools, a sitting area with cozy seats, the fireplace (winter), as well as a dining area. There is a toilet on the ground floor.
You take the stairs to the first floor. There is a bedroom with 2 separate beds or 1 double bed (on request). Next to the 2nd room there is a spacious bathroom with a large bath.
You go to the second floor via a staircase. where there is another room with 2 separate beds or 1 double bed (on request). The room opens directly onto the roof terrace. From the roof terrace you can go to the yoga room and summer kitchen, which are also accessible via another staircase from the first floor.
On the roof terrace you can take a nice nap on 2 sun loungers. There are terrace chairs and a table where you can have breakfast and/or aperitifs or dinner. A gas plancha cooks the delicious sardines. The roof terrace will undoubtedly be your lounge spot par excellence to chill out after the day's outing.
The house is heated with heating (hot water pump) and has air conditioning.
Location: The house is located 7 km from Béziers, in a renowned wine region (St-Chinian, Faugères, Roquebrun), close to the sea (Marseillan, Cap d'Agde, Sérignan plage), the river l'Orb and Canal du Midi, the mountains (Mont Caroux, Montagne noire), Lac du Salagou (40'), 1 hour from Pyrenees and Spain.
Accessibility: Easily accessible via the A9 - A75 motorway, airports
Béziers-Cap d'Agde (20'), Montpellier airport (1 hour), Carcasonne airport (1 hour), Perpignan airport (1h20), bus and train station 10'. Car rental possible
nearby (airport, station, Super U).
To do: cycling and walking via (voie verte / GR routes - a very wide choice of cycling and walking routes). Kayak on the Orb, day trips on the Canal du Midi (e.g. from Béziers), water sports (surfing, sailing, paddle).

The house is rented out completely or as a bed & breakfast (on request: price per person / night - min. 2 people).
With or without a large organic breakfast (+10 euros/pp).
Jam, bread, honey, homemade granola, homemade chocolate-hazelnut spread, local cheeses, eggs, breakfast waffles and/or pancakes with quality espresso, latte, .. and/or tea (with a wide choice of Japanese green tea).
I really like pets, but unfortunately I cannot allow them in Joya.
