THE VILLA:
The villa is located on a fully screened plot of 750 square meters with a large swimming pool, outdoor shower, outdoor toilet, and outdoor kitchen and a large parking lot diagonally across the street.
You have a wonderful view of valleys and directly in front of you is a vineyard. The location is such that you have sun all day, but you can also find plenty of shady places.

Villa Emma is a villa with 2 separate floors. We only rent the ground floor. Only after consultation in incidental cases can an additional 2 bedrooms and 1 bathroom be rented upstairs. When you only rent downstairs, there is no one upstairs.
At the back of the villa there is a garden with parking space for 1 car. Since we still have our own car there and it needs to be protected from the sun, we had a large tarpaulin made there. This car is also there when rented, but so far from the villa that it does not bother anyone.
Diagonally opposite our villa is a large car park, just a few steps away. Moreover, you can also park your car in front of the house for a shorter period of time. There is no parking ban.



GROUND FLOOR:
At the front is the garden and the stairs to the top. Here you will find a large naya (veranda), with double sliding doors to the living room. On the side of the house, near the swimming pool (9 by 4 1/2 meters), there is also a large naya with an outdoor kitchen. This outdoor kitchen has a large professional baking tray, where you can prepare all kinds of things.

This naya has a large table where you can easily seat 10 people. The swimming pool is located near this naya.
The living room has an open kitchen.
The kitchen has all the equipment you need, such as oven, hob (induction), dishwasher, microwave etc.
There is also a sofa bed in the living room, which is comfortable, but is also ideal as a bed for 2 people. The sofa in the living room can be transformed into a wonderful bed in one movement.
There is a fan in both bedrooms and air conditioning in all rooms, living room and bedrooms.

All windows, doors and sliding doors are double-glazed. The windows have a tilt and turn position, and there are mosquito screens and shutters in all rooms. All rooms, both living room and bedrooms, also have air conditioning and fans.
The ground floor has 2 bedrooms, each with its own shower and toilet.

At the back of the living room you will find the storage room, where there is a washing machine and a 250 liter boiler.
The sanitary water is heated by a solar panel mounted on the roof. It rarely happens that you don't have hot water. You can switch to electrically heated water at the touch of a button. At the rear of the house you will also find a large terrace and a built-in trampoline for the children. Here you can also play table tennis or jeu de boules. The terrace at the rear is in the shade in the afternoon, which can be very pleasant in summer. In winter there is a pellet stove that you can use, which emits a very pleasant heat.
You will also find plenty of awnings and parasols to sit in the shade by the pool.

SWIMMING POOL.
The pool is 9 meters long and 4 1/2 meters wide. There is a swimming pool deck, so that you still have wonderfully warm water long into the spring and autumn. This makes a difference of 5 degrees.

THE TOP FLOOR..
The top floor has a front terrace at the entrance and a very large side terrace.
There are also 3 bedrooms, 1 of which is locked. One bedroom has 2 single beds, the other is a children's room with a trundle bed, where adults can also sleep if they are not too heavy.
There is 1 bathroom, an open kitchen like downstairs and a large living room.
Here too, all windows have mosquito nets and shutters.
All rooms have air conditioning and fans.

There is a TV both upstairs and downstairs, where you can find all relevant channels.
All in all a true paradise.
