On the street side a wonderful view over the meadows and behind the water. In front and behind a beautifully landscaped garden with 3 terraces. The house is located on open water about 10 minutes from the Sneekermeer. Upstairs 3 bedrooms with 5 beds, bathroom with underfloor heating, shower, 2nd toilet and large sink with double taps. The house has a driveway with space for several cars. Windows, terrace and balcony doors are fitted with mosquito nets. The Gravinnenpoel is 100m away: beach, playground and swimming.

Ground floor:
Hall: toilet with hand basin, work cupboard, wardrobe; washing machine + dryer for an additional fee.

Living room in 2 parts with open kitchen:
The kitchen has all the comforts: large fridge (with freezer compartment), dishwasher, oven, induction hob with extractor fan, toaster, coffee maker and Nespresso with frother, hand blender, sandwich maker and kettle.
Front has a terrace with fixed benches. A lovely spot for the late afternoon sun and sunset.
The living room consists of 2 parts: a TV corner with TV, 3-seater sofa, 2 comfortable armchairs and patio doors to the terrace, which is equipped with 5 relax chairs.
The living room area that is connected to the kitchen has a double set of French doors that give you the feeling of living completely outside. Here is a dining table with 6 chairs and 3 bar stools. The terrace adjacent to this has a double awning and a garden table with 8 chairs.

Second floor:
Bathroom has underfloor heating and towel radiator, second toilet, shower with thermostatic tap and electric extractor and a spacious sink with 2 taps. There is also a built-in cupboard with shelves where everyone can store their toiletry bag.
3 bedrooms:
The MBR with balcony has 2 beds and is located on the water side. This room has 2 built-in wardrobes (hang and lay).
2 bedrooms at the front: one with two single beds, the other room with a single bed.
All beds (box springs are 210 long) have 4-season duvets (duck down), pillows and bed linen from 2020.

NB * Because the house and garden are located directly on open water, we recommend the house for families with children who have a swimming certificate. We cannot take any responsibility that the garden on the water side cannot be closed off.

* For a fee, a linen package (cover set + 2 towels), a set of kitchen towels, extra 'swimming' towels or the washing machine and dryer can be rented. Please mention when booking.

* The electric charging station can be used at the current energy rate.

Garden:
There are various garden cushions in a blanket box in the living room that can be used on benches and/or chairs or in the grass.
The jetty offers space for a dinghy/sailing boat (approx. 8 m) and there is a dinghy jetty that can be used to launch a small sailing boat/rubber dinghy. This dinghy jetty is accessible via the ramp and a gate that can be opened. There is also a power strip on the jetty if you want to charge an electric boat.
Close to the house (250 m) is the harbor of 'Hart van Friesland' with extensive crane and ramp services.
Next to the house is a small herb garden for your own use.

Extras: Just 200 m from the house you will find the Gravinnepoel. This is an outdoor swimming pool with a beach, beach volleyball and playground. You can use this for free as a tenant.

Accessibility:
Car: Uitwellingerga is located about 4 km from Sneek and is easily accessible via the A7. Only a 5-minute drive from Amsterdam and an hour and 45 minutes drive from 's-Hertogenbosch.
Public transport: By train to Heerenveen and then with bus line 90 (Kop Aflsuitdijk) or line 99 and 199 (towards Harlingen) get off at the Uitwellingerga Uitwellingerga stop (2x😊) and then walk for about 15 minutes.

Nearby cities:
Sneek 4 km, Joure 8 km, Leeuwarden approx. 30 minutes as well as Heerenveen, but also the other 11 Frisian cities are within reach.

Tourist Activities:
The house is centrally located in the province, so you can easily attend many activities: there are various ways to discover the 11-cities route by boat, bicycle, rowing, stepping, walking or by car. Balloon Festival Joure, Planetarium Franeker, Kazemattenmuseum Kornwerderzand, Leeuwarden and Sneek with various museums, cycling tours around the lakes with many ferry connections, Skûtsjesilen and much more.
