Villa Bagnaie is a beautiful characteristic Italian country house located on the border of Umbria and Tuscany. In addition to the beautifully situated private swimming pool, the house has a very large garden / estate (11 hectares) with various terraces, lawns, olive trees, orchard, vineyard, herb garden and forest.
The house was originally a late Roman watchtower from the 14th century and later served as a farm. The house has since been expanded and converted into one of the nicest country houses in the Niccone valley. Villa Bagnaie comfortably accommodates 5-10 people.

Villa Bagnaie is perfect for lazy days in the sun with a good book, but for culture, sports and good food you are also ideal here.
The villages of Lisciano Niccone and Mercatale are a 3-minute drive away and offer a supermarket, bakery, butcher, restaurants, etc. On the other side of the hill (15 minutes) lies Lake Trasimeno. The historic towns of Cortona, Siena, Perugia and Orvieto (and more) are all less than 1 hour away. The landscape is varied with fields (including sunflowers) in the valley and mountains, forests in Umbria and the rolling Tuscan landscape in the immediate vicinity.
