In the area you will find everything you could want: markets, beaches, towns, vineyards and charming villages are all easily accessible from Assignan. In the immediate vicinity there is a lot of unspoilt nature where you can take beautiful walks and bike rides.Pierradore is a luxurious, tastefully furnished villa on the edge of the picturesque wine village of Assignan. Equipped with all amenities and quietly located. The villa is very spacious and, in addition to the spacious kitchen and living room, also has 3 bedrooms and 2 bathrooms. Pierradore has air conditioning, a tower room furnished as a library and a 4-person Finnish sauna. Located on a dead end road with a garden that offers complete privacy.

Garden and swimming pool:
The villa has a Mediterranean garden of 1560m2 full of flowers, almond trees, olive trees and wonderfully scented rosemary bushes and lavender. The garden offers ample opportunity to sit in the shade or in the sun. There is shade on the covered terrace, from the trees and parasols. The spacious, beautiful swimming pool (depth 0.6 m-1.80 m) with steps and underwater lighting can be heated and there is 1 swimming elastic available for static swimming, allowing you to swim an endless length. There is an outdoor shower with hot and cold water. There are 2 dining tables and a jeu de boules court and a permanent barbecue. From the garden you have a panoramic view over the vineyards and the mountains of the Herault, and on clear days you can even see the Pyrenees. The villa is cozy and very well equipped.

Layout of the villa:
The entrance is a spacious hall with access to the toilet. There is a fully equipped open kitchen with complete inventory for 6 people. The kitchen has a ceramic hob and electric oven. The attractive lounge/dining room with wood stove, china cabinets, comfortable sofas and a large dining area. There is an HD TV 102 cm, DVD and music system. Fast internet via fiber optic. The large sliding doors provide access to the covered terrace with the swimming pool. The living area also has patio doors to the additional terrace behind the villa.

There are two bedrooms on the ground floor, one of which has a bathroom furniture. These are well insulated from each other with regard to noise. Both rooms have box-spring beds, hanging/cupboards and patio doors to the covered terrace and the swimming pool. The bathroom is located next to the bedrooms and has a bath, separate spacious shower, sink and toilet. All rooms are connected to central air conditioning and heating.

The cozy tower room/library on the first floor has a comfortable sofa bed for 2 people, parquet floors and an extensive selection of books. French doors to the balcony with a beautiful view of the surroundings. The utility room has a large fridge/freezer combination, microwave, dryer and washing machine and access to the garage/living room, the Finnish sauna and a second bathroom with shower and bathroom furniture. You must request swimming pool heating at least a week before arrival (the water becomes about 5 degrees warmer).

Bread service:
The door-to-door bread service has unfortunately been discontinued for the time being. The Mairie of Assignan is diligently looking for another baker who can provide this service. Since 2022, there has been a bakery/delicatessen shop in the village in the Rue de l'Eglise, where you can buy bread and delicacies.

Information Assignan:
Assignan is an old wine village in the Languedoc with seven wine estates and three excellent restaurants (La table has a Michelin star), €, €€ and €€€. Here you can enjoy walks and bike rides in the beautiful nature, and tasty meals on sun-drenched terraces. There are regular fairs, parties or events in Assignan or the surrounding area.

Environmental tips :
Atmospheric town of Saint Chinian is located 8 minutes by car from Pierradore and offers, among other things, a supermarket, fresh market (on Thursdays and Sundays) and bicycle rental. Pleasant towns of Narbonne and Beziers (30 minutes) have a very wide range of shops. The Mediterranean beaches are only 40 minutes by car. Within an hour you can reach the charming towns of Pezenas and Carcasonne. You can reach the larger cities of Montpellier and Perpignan in an hour and a half. A 2-hour drive will take you to Toulouse, Nîmes and Figueres in Spain.
