Villa "Lieu Unique". The name “Lieu Unique” says it all. This beautiful villa, which is suitable for 2 - 8 people, is situated in a unique spot in the park. The villa has a heated private swimming pool and is located on the outer edge of the 4-star villa park Domaine "LES RIVES DE L'ARDÈCHE" in Vallon Pont d'Arc, 3 km from the center, in the South of France.
Villa Lieu Unique has a beautifully landscaped garden of 950 M2, which offers a lot of privacy and an unobstructed view of neighboring vineyards and the mountains. The garden has a spacious lawn with several sheltered seats. You can dream away under a plantation tree, read a good book under the shelter of trees and dine with the whole family under the pergola covered with grape vines. A large terrace with flagstones embraces the heated swimming pool (approx. 23 degrees) of 9.5 x 4.10 meters with a wonderful (warm) outdoor shower. All attributes for the garden and swimming pool are stored in the associated garden house, such as sun beds, parasol and an electric Weber BBQ. The garden is fully lit at night and enclosed with a solid fence and 3 lockable garden gates.
The holiday home has a large covered terrace with blower, there is good working WiFi internet, TV/radio with Dutch and Belgian channels, there are 4 spacious bedrooms, 2 bathrooms and an indoor terrace.

Villa "Lieu Unique" is comfortably furnished in contemporary style for up to 8 people and is equipped with all the comfort you could wish for for a wonderful holiday. The living room and the two bedrooms on the ground floor have air conditioning, which can be used for both hot and cold days
could be. All opening windows are equipped with roller screens against unwanted insects. A pleated screen door has also been installed to the indoor terrace on the first floor.

Layout:
Ground floor: hall, toilet, storage cupboard with washing machine/dryer/iron/vacuum cleaner/drying rack. 2 spacious
bedrooms, one with French doors a double bed, wardrobe, chest of drawers and Led TV. From this room you come out under a pergola, covered with grape vines.
The other bedroom has 2 extra long single beds and a wardrobe. There is a spacious bathroom with shower, sink and toilet.
Large living room with 2 sliding doors, high ceiling, 2x three-person sofas and 2 armchairs, sideboard, well-stocked bookcase and passage to dining room with table and chairs and passage to the rural open
kitchen. This comfortable kitchen is equipped with all the equipment you could wish for, such as a ceramic hob, oven/microwave, dishwasher, 2x refrigerator and 1x freezer with 4 drawers.
Floor: 3 rooms, 2 of which are furnished as a bedroom with 2 single beds in both, in the master bedroom these are extra long beds; 2nd bathroom with bath, shower, sink, toilet.
From the hall there is an access door to an indoor terrace -loggia- where an inviting sitting area is waiting for you. The 3rd bedroom is closed off for rental.
Close by: bakery, newspaper, supermarkets, 5 restaurants, LIDL, Bio, Intermarché and at 4 km the SUPER U, petrol pump, ATM, lots of restaurants, markets, squares with terraces.
Pets are not allowed in this villa.
